Not knowledgeable, dishonest, unhelpful. Poorly kept properties. Signed a lease with the assurance that I could park a trailer in front of the apartment with no issues, big surprise, they didn't actually check to see if it was okay and I'm dealing with regular police visits threatening to remove my trailer as it isn't legal to park where I was told I could park. I had at least 5 serious leaks just the first year in my current apartment and two of them were clearly issues before I moved in and the last one ended up leaving us with a 3 foot wide hole cut in our ceiling for 6+ months. I've had to have every appliance replaced or fixed at least once. At least half of the doors have issues opening and closing properly. I previously rented with Riner Rentals in 2015 and had a positive experience at that time. Because of that, I decided to rent with them again last year. Unfortunately, my recent experience was very different. From the beginning, it was clear that the staff and management were not the same, and the level of professionalism had noticeably declined. I am not sure what changed internally, but the overall management experience has worsened rather than improved. I vacated my apartment over 47 days ago and fully satisfied all of my financial obligations. As of today, my security deposit has not been returned, only itemized statement by email. I had a deeply frustrating and disappointing experience with Riner Rentals. From the beginning, they misled us about their credit requirements. During the apartment tour, I specifically asked about the minimum credit score and was clearly told that 650 was acceptable. Based on that, I moved forward with the application process and paid the $100 application fee. After submitting everything, they suddenly changed their requirements and told us they don’t accept credit scores below 700 and that they don’t accept co-signers—which directly contradicts what was stated earlier. When I asked during the tour what would happen if we didn’t qualify, I was told they would request a co-sponsor. Now they’ve completely gone back on their word and are ignoring us. I strongly advise against renting from this company. On my move-in day, I called at 9 AM to confirm that I could pick up the apartment keys at 1 PM, and they assured me everything was set. Yet, just two hours later, I received a call saying the unit was not in "livable condition" and asking if I was willing to cancel my lease. This was my last day at my old apartment—where was I supposed to go if I canceled the lease? The person who called was unhelpful and lacked empathy. After a frustrating argument, they reluctantly agreed to provide temporary accommodation until the the unit's issues were resolved. This entire experience was a nightmare, causing significant inconvenience as I had to move my belongings twice within two weeks. Save yourself the stress and avoid this company at all costs.

pros- apartments with them has been fine, it’s been a great place to live, very close to JMU which is so convenient & any maintenance issues were taken care of within a timely manner. cons- the communication from the property management over the past almost 2 years i’ve been with them, and whole team in general is extremely poor like pathetically poor.
