Nice floor plans, a little close together for my taste. Enough room for two people. The turn around was a surprise. We tour ALOT of models. A shame developers don't team up with decorators, giving buyers a choice to purchase decor items.

On move-in day our rep said we'd use the warranty process a lot. Not what we wanted to hear. We found out that was right. Paint inside and out is terrible. Inside it barely covers the drywall and wipes off if you try to clean something off. Multiple issues from electrical, plumbing, trim, flooring, carpet, yard drainage, and settling of the house. After 18 months in the house and multiple fixes (30+), flooring remains to be fixed 1+ year after requesting it, and a few others. COVID has impacted it, but Williams Homes does not support the home owners and builds marginal houses. A common theme throughout the neighborhood. Not an environmentally focused builder either. Within seconds of leaving Orcutt Road you feel like you are in the middle of nowhere, a special place. However, much of the area is privately owned, so unless you know someone back there, it is probably best to get permission before you venture you far back into the hills.

This is an amazing community and absolutely wonderful place to live. Great walking paths, parks and a lot more.
