Ian and Lynn were wonderful to work with. Ian conducted a wind mitigation inspection for us so we could update our home insurance. Ian was very thorough, went up in the attic and on the roof, explained his findings to me, and sent me the written report at the end of the day. I had a much better experience with Reliance Home Inspection than another Gainesville company that did our buyer's home inspection earlier this year. I recommend Reliance Home Inspection.

I cannot recommend this company. Ian did our home inspection, and I think he did it blindfolded. Sure, he caught the big, obvious thing (an old water heater that couldn't be insured). But he missed an active leak under the kitchen sink, the fact that neither bathroom exhaust fan worked, that neither hard-wired smoke alarm worked, and that the new roof on our building (it's a townhome) had failed inspection when replaced last year. We dropped $1000 fixing things he missed before we even moved in. And we were being penalized by our homeowners insurance for the roof. He claimed in his report that he "couldn't find the permit, but the roof looked new." The final straw was today, finding out he had put a picture of someone else's bathroom plumbing in our report. Ian Millinoff went above and beyond the call of duty during my home inspection. He walked me through some of the potential trouble spots in my home and showed me a number of small repairs I can make now that will save money in the long run. He was both knowledgeable and thoughtful in his advice, and he did not make assumptions about what I did (or did not) know about home repairs. I highly recommend Ian and Reliance Home Inspection Services.

Ian is a very professional, polite individual. Unfortunately I don't think he is a very good home inspector. He did a pretty good job overall in the house, but missed several pretty big things. First, he never went into the attic. If he had, he would have discovered a broken duct that was venting AC into the attic. Second, and far more importantly, he missed a broken pipe leaking water in the kitchen. I pointed it out during the inspection and he guaranteed it was a small hose that was leaking. I didn't realize until I went to fix the problem, but what he guaranteed to be the case literally could not have been true. Based on how the leak was, his guarantee was completely incorrect.
