Reliable Property Management Baltimore

I am a property owner. Because RPM failed to communicate with my tenant regarding her security deposit within the required 45 days, and mailed the check to another company I have transitioned to because of other problems with RPM, I am out of compliance and am being threatened with legal action by the tenant. The damage to the property easily exceeded the security deposit, but since I'm out of compliance with the law, I will have to refund her. Although I have provided RPM with pictures of damages, they say they can't handle the security deposit since they did not perform the move-out inspection (which they charge $300 for!). All they would need to do is look at one picture of the hole in the floor (or the holes in the walls or ruined carpet or broken gate) to determine that damages excee

1. I had a rat problem that I had to take care of because they extermination didn't know what he was doing. 2. They charge a $67 processing fee when paying your rent, even if you have housing. 3. If you connect your bank account to pay your rent they will send you a receipt of payment but the money will not be taken out until 3-5 days later. Not even a processing or pending in your bank account. The receipt says PAID even tho it is not So you not only occur late fees with the company but also possible overdraft fees with your bank. DO NOT CHOSE THIS COMPANY!!!! I AM IN A DEEP HOLE BECAUSE CR OF MARYLAND WOULD PAY THE WATER BILL OUT OF THE RENT RECIEVED BUT WHEN RPM TOOK OVER THEY DID NOT DO THAT, NOR DID THEY SEND OUT ANY NOTICES

I wish I could give them 0 stars in actuality- they have done not a single thing right to deserve anything more than that. This management company can't even manage themselves let alone PROPERTIES at its capacity. CR OF MARYLAND was the best & I hate that they had to sell to these folks because they do not value their business. The lack of communication is horrible. On top of when they do communicate its always "he said she said" because they do not document any interactions! Don't believe a thing they tell you whether over the phone, in person, or via email because they'll tell you anything just to get you out of their face. FALSE INFORMATION at its finest. They lack accountability & they do not care for their tenants & it shows! LEAVING them as SOON as my lease was up was the best thing

They suck!! There properties are poorly put together and trying to keep the property maintained was overwhelming. I wouldn’t recommend living or trusting this company!! If I could I would give them 0 stars!! Run if you see this name…… Pictures below are how well the house are put together!! Literally made of sheet rock!!

Uninhabitable conditions, botched repairs, freezing air pouring in due to improperly installed doors, unfinished window replacements, abandoned materials left for months—despite rent always being paid on time. Avoid.
