Our sons are renting this property while attending college, and unfortunately the experience has been extremely disappointing. The air conditioning has been out for three days, leaving the inside of the home at 88°+. Despite repeated calls, the management company and owner have failed to address the issue in a timely or responsible way. For a rental at this price point, we expected basic living conditions such as a safe and livable temperature. Instead, the lack of urgency and communication shows a disregard for tenants’ well-being. If you are considering renting from this owner or management company, be aware that maintenance issues may not be handled with the professionalism or care you would reasonably expect.

Edit - added photo of email since they want to say it is not a requirement when they emailed me stating it is. - My experience with this property management company started off well, but quickly took a turn for the worse. First, they don't conduct background checks, which raises serious concerns about safety. Then, if you can prove your own income and don't need a guarantor, they create unreasonable income requirements to push you into needing one. It seems their primary goal is to make more money by forcing students to get guarantors. When I called for clarification on these sudden and excessive requirements, I was abruptly hung up on. Unless you're able to provide a guarantor, work only in Athens (one of their stipulations), don't mind if background checks aren’t conducted on your roomma

We have multiple properties that were managed by Landmark Properties. We are so happy we made the move to Red and Black rentals. The difference is night and day. Scott Talley is not only a great realtor, he runs a great rental management business along with Jane Speak. The level of communication is outstanding from both of them.
