Matthias Sperka is exceptional. He made my entire leasing experience smooth, clear, and stress‑free. He’s professional, patient, and genuinely cares about residents. Every question was answered thoroughly, every concern handled quickly, and he always treated me with respect. His consistency, kindness, and attention to detail set him apart. Any community would be lucky to have him. Also shout out to the maintenance team for handling all my work orders in a timely Manner.

I have lived at Radiate On-Off for 5 years and I can say without hesitation that the only reason I left was to move out of state. Only recently I moved to Lynnwood and even though I was closer to work and the Apt I was living in there had all the bells and whistles, It in no way felt like I feel here. Since I've been here, they have updated and added a new package room. I can always get my packages. I not talking about living downtown Redmond, I'm talking about the way the team makes me feel. Like I'm one of the gang. I can put in a maintenance ticket and I will be surprised to get home and things are done. I mentioned about the trash room being overfilled as a result of some boxes being stuck, the next day it was taken care of. I mentioned only yesterday about the key fob scanner assembly

(Updated 2/2026) Pros: -Prime location! Near the downtown, a short walk to lots of restaurants, shops/stores, and Redmond Town Center and its light rail station. Surrounded by a vast network of trails and parks, right along the Central Connector Trail and a short distance to the Sammamish River Trail. -Clean modern units. I live in a studio and have plenty of room for a full size couch and queen bed. Full size washer/dryer, deep tub, full size hallway closet plus a linen closet, book shelf built into wall, full size fridge with an ice maker, and more kitchen cabinets than I need! All units have some sort of balcony, either a Juliet, step-out, or full size. -Huge fitness center, one of the largest I have seen in any apartment I have toured even includes a yoga studio room. -Large work loun

The scenery is lovely with some great walking trails. Most of the staff are helpful/knowledgeable, but like previous negative reviews, I do have to agree the upper management’s occasional poor communication can be distressing for tenants. It can be noticed here a majority of the company replies to concerns heavily display defensiveness in lieu of validation for such things as billing errors, late notices, or general unprofessionalism. Conflict resolution instructional classes are a very real thing and would be beneficial to upper staff. I would still recommend renting, but with caution, which is a shame since there are some excellent amenities and great lower management.

I had a great experience touring and moving into Radiate Apartments. Matthias was incredibly warm and welcoming during the tour—his professionalism and sincerity earned my trust, and he was a big reason I ultimately chose this community. After moving in, the property management team impressed me with their responsiveness. Within just a few days, they addressed a carpet cleanliness issue and replaced both the washer and dryer. Carl, the maintenance expert, was outstanding—he fixed the showerhead, secured the kitchen island faucet, and thoroughly cleaned the refrigerator. There were a few minor issues during the move-in process, such as needing to carefully review the lease agreement myself.
