R Hutchins Property Management

What a waste of time. My family occupies a really cool, commercial space when a small business closed. We knew the lady and she negotiated with Hutchins. After one payment, she tells us to pay Hutchins directly. All we knew was the rent price. We asked for keys, a lease, etc, and we were ignored. Three years later, after we were fed up with no repairs and asked the court for rent escrow, Hutchins explains to court WE were required to pay for repairs. Okay, weird but, their property. We wasted three years begging, pleading, etc and because they did fix a few things and make half added efforts to fix the major repair, we thought this was a normal rental situation. Staff is very professional respectful and polite. In my experience with Hutchins Property management, any concerns i expressed were met with straightforward answers, in a timely manner. The owner, Rick, he's a great guy. Genuine. The entire process for me has been surprisingly pain-free. highly recommend

I had a pleasant experience renting from this team. Calls and emails were addressed in a timely manner and the facilities were well taken care of. I never had a major issue but they always responded right away whenever I had a question. I knew I could count on them if I ever needed to. Prices were great for the area we lived in as well.

Terrible customer service and did not disclose all info before us wasting money on an application. My first run in was when I put in an inquiry on a property and she emailed back "That has been rented" I inquired if she had any other properties in the area and all she replied with was a link. Not personable at all. We then found another property a few weeks later we loved but didn't realize it was the same company. It was a pain to get in touch at all and we let her know it was a rush situation because the place we were supposed to be moving to fell through and we need to leave by the end of this month. It was then a lot of back and forth trying to get info to make sure it was available, lots of phone calls. The property was listed as $1850 a month which was the top end of our budget as it

I can't explain how terrible this company is! Rick Hutchins (owner) never responds to emails, EVER. My rental had a major leak... No response from him for two weeks. I had to go to my neighbor and get the actual landlords contact info so I could contact her about it and bypass this property manager to tell her that her property had a large leak. Zero communication and zero respect from this company. Renters- don't deal with this company, nothing but a headache! Property owners- find someone else. This company is sneaky and unprofessional. Waiting for an email response from Rick Hutchins and Deb Sullivan as we speak... Have been waiting over a week now and I already know it's never coming. What a joke!
