HOAs Take Note. For the winter of 2025 they charged our Association (Fieldstone Manor- Lynchburg) almost $10k for premium snow removal services which we never had in the previous 18 years. This represented an 830% increase from the average of previous years. And the winter of 2025 was not a harsh winter. Despite 14 emails essentially asking them not to do this and 4 requests to meet with the management one-on-one, they “plowed” ahead and did what they wanted to do. Why? They took the snow removal away from the landscaper and brought it in-house. That is, Priority One is now reaping the profits for snow removal in what is a huge conflict of interest. I’ve lived in the English Commons apartment complex for just over two years now. The trash pick up times have changed since I moved in, and now gets picked up at 5:30-6am on Saturday mornings, among other times during the week. I initially requested this be changed almost two months ago. I’ve emailed multiple times, to no avail. It is extremely loud and disruptive, every time, for dumpster items to be picked up at that time. I received replies that it is being worked on, and the owner will call the trash company, but nothing has changed.

I did not have a satisfactory experience with Priority One. First of all, they keep $400 of the security deposit as non-refundable move-out fee. Absolutely ridiculous, considering you still have to clean, replace all the lightbulbs, and do a lot of items on the move-out checklist. Then, the washing machine in my apartment was broken for the better part of the summer and there was a leak from the hot water heater that reocurred several times. They did not offer any kind of discount or anything for this inconvenience. Finally, despite documenting that the walls were in poor condition when I moved in, they charged me $395 for painting. I rented one of their more affordable units for 3 years and for the most part it was a good experience but I outgrew the apartment and wanted to upgrade to one of their more luxury apartments. From the beginning, I was having issues with this apartment. I was told that the unit I picked had the walk in laundry which I specifically asked for and I found out that it didn’t have this after I signed a contract. Within a few days/weeks of moving in I noticed ALL the appliances were hardly working properly and after being here for 5 months I am still experiencing the same issues but get told that nothing is wrong. They sent Hailey’s out to check my oven out over an issue that definitely takes a bit to figure out. They were out in 8 or 9 minutes and they left my oven on. No big deal but I message

They took me to court over having paid my rent in cash which they obviously didn’t enter into their system online. I was served a court summons which is a massive waste of my time. Josh Allen refused to meet with me to discuss my lease until said court date TWELVE DAYS after I contacted him. I truly doubt he’s that busy. What a wiener.
