As the other reviews say, you won't be getting your deposit back, regardless of the condition of the apartment. They seem to have a policy of deep cleaning every apartment, regardless of what cleaning you did or didn't do yourself before the move-out. So, there's no real incentive to do any work to the apartment before moving out. In my case, the carpet had animal damages, and I didn't bother doing any repairs or replacements because I had read the other Google reviews and knew they would still find a way to take the whole deposit regardless. Most likely, if you want a fair accounting of the deposit, you would need to go to small claims court. However, not everyone has the time or money for that. But if you can go to small claims court, I would suggest doing it. The maintenance guy, Tom W

I've rented from a lot of companies in the area and this was definitely the best. I never had any issues or bad experiences with them. Nikole, the office manager is extremely helpful, knowledgeable and professional. In the few years I rented from them, I only needed a couple of minor things repaired. Todd and the other maintenance guys were efficient and patient, even while my kids were home bouncing off the walls. I would definitely recommend this company to anyone looking to rent in the Eugene/Springfield area .

The website sucks and is incredibly buggy; cannot fully make payments because of transaction fee which is applied BEFORE the payment is made, and since your balance is the same as what you owe, you can never fully pay off your bills. Terrible.

Properties are old and run down. They were fairly nice while I was living there, but after move out they charged my entire deposit and then some. I know I didn’t leave the space spotless, but getting charged a months worth of rent for things like “dusting light fixtures”, “wiping off closet shelves”, and “clean out window tracks” is quite ridiculous. Just know if you rent here you won’t get your deposit back.

My daughter rents a property from this group. She experienced electrical issues in the property during a holiday weekend. There have been multiple calls, emails, and text messages, and all she is told is that the electrician will be contacting you. She has had a partial power outage in the property for over 7 days, which I am fairly confident is a violation of the Oregon tenant laws. Electrical problems can potentially be a fire hazard, and yet there is no sense of urgency by this property management group to investigate or rectify the situation. If you own property and are looking for someone to manage a rental for you, for the safety of your tennants, as well as the safe keeping of your investment, I would hire literally ANYONE else. I would give negative stars if possible.
