Rented a home on Tyler Ct and left it looking better than when the place was moved in. Maintenance request went unresponsive. Garage didn’t work properly. Outside lights flashed like it was Halloween. Mold in the ceiling yet they withheld $725 dollars of deposit for paint. The only painting necessary was where the holes were covered from a tv hanging. Professional cleaners were hired prior to moving out. Garage swept cleaned unlike when moved in. Had the nerve to say the property owner would be happy she’s getting so much money from the deposit.

As a property owner, we cannot get Positive Property to return our phone calls. They renewed a lease with a tenant without our authorization or consent. We receive vague email notices about falling trees, when in fact we needed to turn in an insurance claim (also, read above, would not return our phone calls). They are not responsive to the needs of our tenants (we know because they told us). Unfortunately, I cannot think of any redeeming qualities. I hate to give such a terrible review to anyone, but my hope is that others see this and know to beware!!!

If I could give this company zero stars..I would. Marcia is rude, very unprofessional and a liar. I wouldn't want this company representing my business or me as a business owner. Marcia is manipulating my whole deposit reconciliation after her verbiage was wrong on my lease renewal to try and damage my credit and reputation. I have detailed video and photos of how I left the property. She is stating that I left the property with "heavily smoked stained walls" (this is her go to after i told her that the contract said she couldnt charge me for paint as that is normal wear, I stated this because of previous reviews and no matter how careful you are...paint will have little scuffs/blackmarks and holes from pictures as normal wear.) and no keys were left. They charged me late fees on an amount they billed incorrectly, and were rude and unhelpful when I tried to fix it. Worst property management company I’ve dealt with. Not recommended.

Updated 9/3/25- Reduced from 4 stars to 2 stars. If my open maintenance requests aren’t addressed by 9/10/25, I will contact the property owner. Pictures, videos, and detailed timelines on how well their property management company maintains their property and treats tenants will be provided, and if possible, posted here. Tired of being treated like I’m inconveniencing the property management company by asking them to manage the property… Original review- Good overall experience, just wish they were as timely with completing maintenance repairs as they were in sending out a late rent notice. Forgot to pay online on a Saturday and paid Sunday, late charge and notice went out less than 24 hours later. Been waiting on a bathroom door to be repaired so it will completely close for 30 months
