Portola South Mountain

I moved in October of 2025. I did receive a move in special of 8 weeks free. Today is March 4th, 2026 Arizona state law states that rent is not late until the 5th of the month. It also states you can not be charged more than $5 per day maximum. Also, that you can not be charged to have the 5 datly late notice posted or served. The recently switch to Prism which does not accept partial payments. I typically split my rent between my 2 paychecks. They charged me a $75 late fee and a $65 " Notice Fee" and did a $125 concession chargeback. I went into the office with the legislative paperwork. Keep in mind I recorded the entire conversation. I spoke with both ladies in there. After waiting 10 minutes for them to arrive in the office. I showed them that they had done this in a prior month and ha

Fees just keep going up and up! Fees total around $210 extra (Not including water & on top of actual rent) Common Area fees are over $50, but the entire complex doesn't have grass, benches or really anything. Pool is basic, gym is basic and the dog park is just a small fenced off area with fake grass. Valet trash is $30 (mandatory, they will not remove the fee) amazon hub is $15. Parking is $15. Every Monday they have "landscapers" here early morning blowing trash and dust around & onto everyones cars and patios/balconies. Completely unnecessary. They could add better gym equipment. (Upgrade a few machines) Add another grill (gas grill by the pool is small & the only gas grill) Renew existing tenants at the current going rate, rather than INCREASE the rent while new tenants pay hundreds

Management is the worse. They are moving new people in but not taking care of the people that already live here. Very deceitful and lack accountability. They ignore the issues that they have caused and will respond to reach out but do not care to resolve any issues. Outside areas always has trash everywhere. Poop everywhere. Nobody actually picks up the trash, they hired lawn care and those men BLOW the trash around. Dirt going on everyone’s patios. Work not done right the first time so we are left to have to put in another order to get it fixed right. Then receive attitude for it or everyone is confused. From Assistant Manager to Regional manager, they lack integrity and proper business ethics.

I have been at Portola for 4 months now. I have had a few Issues but were handled. My latest issue was my Patio sliding door the lock was A concern from the beginning it took a couple of calls but Thanks to Luis the Maintenance guy from Nicaragua he took it to another level and fixed both the LOCK AND THE BLINDS he replaced with new ones and NOW I am so happy and feel better now that my door Locks. Unfortunately the communication between the office and tenants is non existent. You have to be right in front of the managers to get answers. There are unhoused living in the back. Yelling from the middle of the apts every other night. Nothing gets fixed. It has been a horrible experience since moving in.
