Portico at Lanier

I lived here for two years. For the first 6 months it was very nice. Stephanie in the front office was amazing. She left and Colleen Shepard took over. That is when everything went down hill. Colleen is a gaslighting, fake it til she makes it property manager with zero people skills. Don't try to use the pool because Colleen has let it become the YMCA of Atlanta highway. Complain about trailers, tow trucks, and box trucks parking illegally so you have to do an eight point turn to get out of your parking spot Colleen doesn't care. German shepherd barks SO loud next door for 8 months day and night. I have 8 months of emails with Colleen filled with lies about how she fixed the noise complaint. Zero right to reasonable enjoyment of the property. Colleen lies , does nothing about it , then say

Hi, my family has been renting here since Feb 2022. When I moved in back in with my family (they moved here first), I thought it was a bit strange that the living room didn't have a ceiling light. One of our bedrooms has a ceiling light but it doesn't work, so we bought lamps for those areas. I don't think we ever submitted a work order for that. We kind of were like "okay" & just bought lamps for those areas. We used to have roaches at one point, and sometime in late 2023 or early 2024, I think management scheduled a pest person to come. I'm not sure if it was for our whole building or just for our apartment, but I presume it was the whole building otherwise it would be a waste of money. Anyways, it did get rid of the problem! one of the worst places you could rent at. Claudia from the front office was always rude, when i told her about it she sounded so shocked but everyone i spoke to at the complex said she was always rude to them as well ,we moved out just last month payed someone to deep clean the apartment, it was spotless but yet management still charged us a $150 cleaning fee. they’re charging us almost over $1000 worth of stuff that was their issue in not resolving. We put in maintenance requests maybe like 5 times for them to fix the kitchen drawer what did maintenance do? they drilled the screw into the same hole so it broke the same day, we got the shower recalked 2 weeks before moving out and it messed up within 2 days and they want to charge us to RESURFACE the bathtub. Had such a great experience with Ms. Colleen that I wanted to take some of my time just to give her a review. She was very helpful and respectful. Would recommend to anyone searching for an apartment she made the process very easy

I highly recommend this place! The office staff is very friendly and understanding, the maintenance is great as well and very attentive. Felt very safe in this community.
