PMI Jacksonville

I wish this could be a positive review, but unfortunately I live next to a neglected PMI property. The tenants are unable to manage the landscaping (what rental tenant should have to mow, edge, blow, and trim trees/shrubs anyways?) and I’ve patiently emailed Philip many times over the course of several months to try to address the issue, ultimately coming to no resolution. If you’re renting out a home for a profit, the very least you can do is ensure that it isn’t a blight for the surrounding homeowners. I’ll be happy to adjust this review if the situation changes. Philip is kind to speak to, however if you need something, he can be highly unresponsive. My shared tenants and I will go months, years now without repair.

Do not use this property management company. We hired them to manage our rental home, finding the tenant, and handling communication and repairs. By the end of the first year, we were left with a damaged home, a tenant that hadn't paid rent in months, and no way to recoup these losses because Phil, the manager, didn't even do a move-in inspection. I've never heard of a rental home not having any record of the home before moving in. Besides not doing the bare minimum that a management company should do, he was impossible to get a hold of with any questions about the state of the home, the obvious problems with the tenant, and lack of rental income. My experience with PMI Jacksonville. I hired them to manage two beautiful beach house properties in Jacksonville Beach. These two properties together are worth more than 2.5 million. They completely mismanaged my two short-term rentals. The properties were not taken care of as they deserved. Cleaning crew stole all the linens. No proper monthly owner statements. I sincerely felt that they threw me under the bus. In my opinion, they lacked experience managing short-term rentals. It was very painful for me to work with them. I had to terminate the contract in just 4 months. It took me several weeks to fix my 2 beach houses and put it back on the market. I lost in a big way - money, time, aggravation.

After owning and managing my Apartment Rentals for over 20 years I had become exhausted. Giving up the day to day tasks to Philip and Emily of PMI was the best decision I have ever made. They manage my property, my tenants and my expenses as if it were their very own. They keep me involved as much as I want to be involved and also handle issues on their own. It is up to me to decide how involved I want to be. I don't know why we didn't go with a management company like this years ago. I defiinitly would have had less grey hair. Ironically, I am actually making more money after hiring them than I was when I provided all services myself.
