RUN AWAY! One star is too many! Do NOT RENT HERE! Robin is the most unprofessional "property manager." My lease said there was a $150 cleaning fee and she charged me $135 for cleaning and $135 for carpet cleaning. When I told her "the lease says," She told me if I wanted to go by my lease, I would see her in court. This makes absolutely no sense but this is the kind of disaster she is. Then she told me her version of clean is different than mine and hung up on me! Within a few minutes she emailed me that she had been having phone problems all day. It's pretty funny when the one who is the property manager comments saying they have lived here when they don't. Don't move here, you will be charged for parking and be told that parking is an amenity. Robin Beard is the property manager and throws her own personal parties here. If you leave on 4th of July and someone parks in your spot, Robin wont do anything about them parking in your paid spot. You will be expected to pay for the upgrades to the property (smart home package) even though they don't finish them. This place is a joke. STAY AWAY!

This property management (HELU residential) and the so called manager Robin are a complete Joke. She is by far very inconsiderate and unprofessional, even adding great reviews on here to make the google rating higher. I’d advise you to read this for your own good so you know what you’re getting yourself into. I moved out of this place in 2025 and my wife, myself and my father in law as well as my cousin left this place spotless (still have all the pictures post move out). It was so spotless that even the receptionist Lilly came to inspect it before we left and said it was a job well done. I lived at Pioneer Crossing for two years, and really enjoyed my time here. I rarely had any maintenance issues (one fridge issue) and maintenance came within 24 hours and resolved it quickly. The groundskeeper guys regularly patrol and clean the property (they ride cute little ATV's) and are super friendly. I used the gym close to every day, and there were rarely other people in there. For people that enjoy working out, this was a huge plus as I was able to cancel my memberships and use any machine I wanted on a daily basis. There's a stairmaster, free weights, and even a cable machine, so it covered essentially everything I wanted. Unethical management: still withholding my daughter’s security deposit My daughter rented a short-term lease at Pioneer Crossing Apartments in Idaho Falls from May to August 2025 while interning at Idaho National Lab. She and her roommates vacated the apartment in August, she returned her keys to the on-site office, and provided her forwarding address in writing as instructed. Over a month later, she still hadn’t received her security deposit, so she called the property management office, she was told the deposit had been mistakenly mailed to her vacated apartment address instead of the forwarding address.
