Pelham Court LP

I moved in more than 3 weeks ago and everything is great. Affordable historic architecture, friendly people, awesome neighborhood, convenient perks, quick maintenance turnaround, mostly reasonable tenants, security, and mutual respect with management have made this one of my favorite places I've lived. Some people are being unfair in their ratings... It's not a perfect property and operation of course, but it is a very good value and other long term residents I've talked to love it here.

I lived here for 1 month. My apartment was infested with roaches. I couldn’t even sleep. It was to the point that if you looked, you’d find them. It didn’t take much. I couldn’t cook because they’d come out. Couldn’t leave a single dish in the sink..EVER. Or they’d be there. They were doing work on the elevator and said the lady next to it had been evicted because her apartment was infested and she did not care for the unit. They made the excuse that the work from the elevator was causing the roaches from HER apartment to travel upstairs into mine since mine was the one above it. They said exterminators would be there but not for two weeks. They said I could break my lease but refused to return my security deposit. So I broke it and moved on with my life. Rushmore Management represents everything wrong with management companies in this country and Philly especially. They don't care for the buildings they own, including Pelham Court. They show complete and total disregard for their tenants, viewing them as less worthy of humanity than the rats in the street. Why are they allowed to let units reach such dangerous and unlivable conditions? Why are they allowed to let units fall to dangerously cold temperatures? How come they can ignore hazardous construction and lead paint? Broken doors, broken elevators, lack of responses for extended periods of time. This is no way to manage properties. If you value your time, DO NOT BOTHER scheduling a tour to see this property. The leasing office / management ghosted me TWICE for scheduled unit tours. I contacted the leasing office, which manages units for both Pelham Court and Corner Grove apartments, to schedule a tour at one of the units at Corner Grove. The leasing office had fairly restricted business hours for tours of 9am to 4:30pm, but I was able to leave work early and make the time up later. I made an appointment by phone for 4:30pm this past Monday. I arrived a few minutes late at 4:33pm, and nobody from the leasing office was present. I waited for a full 15 minutes just to be sure I would catch an agent if they were running behind schedule. The following morning I called the leasing office, who was apologetic and reschedule

Amber Murphy, the Property Manager for Pelham Court, was so helpful and professional as we toured a 1-bedroom apartment and applied for residency. Her level of expertise and customer service stood out tremendously. Pelham Court is an affordable, beautiful property in a residential neighborhood with suitable amenities, perfect for what we are looking for. After meeting with Amber, there was no doubt that we would move in. Thank you Amber for your hard work and dedication, you deserve a raise!
