Please read this carefully before renting in this building. It’s long, but it will help you make an informed decision and avoid stress for a year or more. The management company, Morgan Group, operates at a very poor standard. This management team is degrading what was originally a well-built property. Built in 2018, the building had good investment: nice floor plans and thoughtfully designed common areas for a 350-unit building. Unfortunately, everything is now falling apart due to terrible management. Everything is done cheaply. Leadership is lacking. While some staff are great, cleaning staff are often on their phones, and the leasing manager frequently hides in the office or claims to be “busy” to avoid assisting residents. Welcome to Pearl Flagler Village “unlike anywhere else” Functional infrastructure? Optional. Cardio? Mandatory Truly a one of a kind experience where your fitness and patience is tested on the regular. On two separate occasions, people have been trapped in the elevators. Even the paramedics have complained about having to haul their gear up multiple flights of stairs. Because for months we have had at least two elevators down. Currently there’s no functioning elevator. I wonder is this a Fair Housing Act issue? since people with disabilities, families with children in strollers, people with aging/sick pets are being discriminated against since management has shown zero urgency on the ongoing elevators issues. These elevators have expired certificates of operation and I would assumed not

I loved my stay at Pearl. From my first tour with Sireny, where everything was explained clearly, I knew this would be a great home. Sireny does a wonderful job making sure your experience is pleasant. After a year and a half, I can confidently say the experience lived up to my expectations. The office staff is wonderful—Newly is especially kind and always helpful. The property was consistently well-maintained. The gym was always clean, cleaners were regularly on site, and maintenance requests were handled promptly, often the same day. I’ve seen reviews mentioning a smell in the building, but I personally never experienced this at any point during my stay. The amenities are beautiful, and the pool area is great. I’m truly going to miss living here and would highly recommend Pearl to any

I had such a great experience moving into Pearl Flagler Village. Newly was amazing throughout the entire process and was very helpful, quick to respond, and made sure I got my lease signed and locked in at the best price. Moving in was super smooth, and the apartment was spotless. I even went over everything with a Swiffer just to check, and it came up completely clean. The building is very well maintained, the staff is always friendly, and the monthly resident events are so much fun. I definitely recommend Pearl Flagler Village to anyone looking for a beautiful and well-managed place to live.

The bad: Elevators are out of service constantly and inspections are 2 years overdue. As a 1st floor resident, our parking is on the 2nd floor and it can easily add 5 minutes to your commute just to get to your car. We’ve gotten emails saying elevator parts have arrived and technicians will be here the next day, only to get an email the next day stating the parts are now on backorder for months. This is a major gripe for upper-floor residents and is not ADA accessible. The same elevators go out of service repeatedly too, so they are clearly not being repaired to standard. Dog poop:EVERYWHERE, on every sidewalk, on every piece of mulch, everywhere. It happens from inconsiderate residents; but the same poop is caked on the sidewalks for WEEKS/MONTHS until it naturally disintegrates through
