Parce Inspections. L.L.C.

I purchased a 4-plex which included 7 storage units underneath the apartments. Since I do not live in the area, I needed someone to protect my investment by making sure that any issues were discovered prior to me closing on the property. Parce understood that the inspections had to cover both the apartment and storage units. Parce Inspections was almost double the cost of other inspectors in the area - you don't necessarily get what you pay for. On May 1st, less that 3 months after the inspection, one of the storage units became available. Upon opening the garage door, I was shocked to see sever water damage on the ceiling of the unit (see photos). I had to pay $725 for a mold inspection that confirmed the presence of mold. My husband and I purchased a home in June and hired Parce Inspections to conduct the inspection we needed as required for a VA home loan. We chose Parce due to the fact there is no one else (to my knowledge)who offers a warranty on various things and other free services that did help our move go far more smoothly. The print out on location impressed me as did the arial shots of the home that were taken with a drone. We are in a 2-story home with steep areas on roof that you cannot reach without scaffolding. It would be ridiculous to expect anyone to get at with just a ladder. We had nothing but a good experience with Parce. A 5k lesson...We were referred to this gentleman by our Realtor, first RED FLAG! Get your own. The very elderly man, seemed nice enough, not very attentive, rushed the explanation, I guess he had somewhere more important to be.. His sidekick(beer belly apprentice) chose to sit out the meeting(he's the one who did the actual "visual inspection" of the duct work under our home. He said he could not get access to check, even though we had two other a/c companies check and had no problem crawling under the home to check everything...(this is a 2300 sq ft modular home). I lost a good deal on a property because Fred (the home inspector) told the homeowner what I did for a living and told him that he shouldn’t sell less that $400,000. Now the homeowner has it in his mind that I can afford that amount and won’t settle. Just don’t go with them. I paid $400 for the inspection just to have fred mess up the deal.

this guy charged me $365 for a home inspection, but totally failed to record dangerous conditions, lack of smoke detectors, non working outlets, broken windows, sub standard plumbing, lack of insulation, cracked driveway cracked sheetrock, termite damage visible on casual glance, broken and shifted concrete front porch and sidewalk, lack if CO detectors, lack if fire extinguishers, and non working lights throughout the house. Do not hire this guy. He is a fake and a grifter. a child could have done a better inspection
