Palms at Beacon Pointe

During my tenancy, there were persistent cockroach problems and what appeared to be black mold in the bathroom, raising serious health and habitability concerns. Maintenance was consistently poor and unprofessional, with many issues poorly addressed. The unit also had paint overspray on fixtures, floors, and other surfaces, showing careless workmanship throughout. The most concerning issue happened after move-out. Management withheld my entire security deposit using a so-called “Move Out Statement” that looks highly questionable. The statement includes itemized charges calculated down to exact pennies — including a carpet cleaning charge broken out to the cent — with no photos, inspection report, or supporting documentation provided. This type of accounting appears manufactured to exhaust

The Palms staff has been excedding all of the expectations you need. Eli and Antionette have always helped when ever asked and it is done quickly and accurate. The maintenance staff does and excellent job of getting things fixed quickly and are always polite. The facilities are always clean and with the gym now having 24/7 access makes it easire for workouts.

We just finished our lease after almost two years. For months, we lived with a broken bathroom sink while waiting for its replacement. When the kitchen countertop was changed, they left a hole in the wall and never completed the installation of the garbage disposal. We were always told that these issues would eventually be fixed. Now, after turning in the apartment in perfect condition, without the slightest damage, they withheld part of the security deposit for alleged damages and deep cleaning. They claim that it is not enough for the apartment to be clean and tidy, but that you must also provide proof that a professional cleaning service was hired. Honestly, I am very disappointed. As a tenant, I feel there is no way this is a fair treatment. The tenant ends up being the one affected.

Mandatory pest control monthly on bill they never come . Have to pay 50 extra for internet at property not even used. I’ve been begging for the past month for a blow out treatment. The second time I’ve needed one. Eli in the front office lied and said he’d schedule a professional treatment. He sent them with foggers from Walmart. Then he sent them to do a standard treatment. Even after expressing they are in my daughter’s room and she can’t sleep. As a renewed resident this is very disheartening. Shouldn’t have to beg for treatment for what I’m forced to pay. But let your rent be a day late they put the 3 day notice on the door. Despicable.

3 months in and I love living here!! My application and approval was easy. The property is clean and the maintenance men are super fast (which was a must for me). Huge shout out to Eli for helping me thru the process :)
