Buyer Be Aware This Company is A Fraud! Hiring this company to build my in home in Palm Bay, FL was a huge disappointment. To sell their service, they make you believe that they can build your dream home, but they are a fraud. 17 months after we signed the first contract, no even the construction permit they were able to obtain. The first application they sent to the township was denied because the house was allegedly to large for the lot. They should have known this, so it was a huge lost of time. They changed the contract several times always to their best convenience. We had to select tiles, kitchen appliance, etc. several times because they kept on loosing third party suppliers. BEWARE! BEWARE, BEWARE! Do not use Palladio Development or anything Palladio. They will take your money, make promises that are never kept, make every excuse imagined and never ever build your house! We signed a 2year contract in June 2022. Finally the end of Jan.2024 they cleared lot. Made promises, made excuses. Nothing more done for months. Finally cancelled contract. They made up a billing list that used up the first draw payment of over 51k, without ever doing anything more than lot clearing and dirt delivery. They even took over 20 K from that draw and paid their agents a commission for getting us into this Horrible contract. 3+ years and no CO still. Now, that home is 99% completed, new well needs to be drilled, current well is no good, pulling tons of sand and dirt!!!

I would actually give them a negative score if I could! If anyone is considering using Palladio Development as their builder please do your research. We found out after the fact that the owner served jail time for bank fraud in 2007. He is a builder in SWFL and SEFL. Many of his clients have liens (including us) against their property because he does not pay his contractors. Unfortunately we did not do our research and we are still waiting for our house to be built. We signed our contract in July 2021, and here we now 28 months later we are still waiting for our insulation and dry wall to be put up. I am a disabled combat vet, and after signing in Sep of 2021, and giving me updates on progress concerning a VA Loan new build lot included for 5 months, they & Grand Real Estate claimed to have double listed the lot. No offer of incentives after claiming they had to start all over and still attempt to push me out of the original contract. They finally stopped trying to get me to agree to ultimately break the signed contract after I flat out stated I will talk to an attorney, media, Veteran Organizations, and political leadership about how they treat/treaded/are treating disabled combat veterans.
