We initially gave a super high review of Tom and PNW Building Inspection, but after closing the deal and living in our house for three months we’ve found some expensive and obvious issues that went unreported or unnoticed in the inspection. There was a chimney fire at some point in the house that will require the chimney to be replaced and presents a fire hazard to the extent we’ve been advised not to use it ($18K of repairs), plus extensive dry rot in the ground floor window framing across the house (likely another $18K at least). There’s also extensive dry rotting in the upstairs window frames that wasn’t caught. All in all we’re looking at at least $50K worth of damage that wasn’t caught or mentioned in the inspection.
