The Osprey at Lake Norman is a place you will want to make your forever home. The Management Team always welcome you with a smile and continuous planned events that are so much fun for their tenants. The Maintenance Team all super nice, knowledgeable and very helpful. Very enjoyable place to stay, as well as, secure apartment complex.

Love Helm! Best management The Osprey has had so far! I love this property more than anything. It has been my favorite places to live! This is ONE of the only luxury apartment communities directly on the water for a great price. It’s definitely worth your time to check it out and see for yourself. You won’t be disappointed!

I changed my rating from 5 stars to 1 star. After living here well over a year now... The property management company ended up changing to HELM PROPERTY MANAGEMENT, and immediately went down hill. When issues are brought up to leasing staff you are given a political answer that sounds good, but be reassured more energy will be spent doing nothing about any concern of yours. Expect your neighbors to be rude and snobby. The neighbors are inconsiderate and laugh when noise issues, specifically about dogs consistently barking, being brought up. If you complain about about this leasing staff will say they tried talking to her or attempt to make you sound like the issue just for complaining. Expect no parking in there covered garages that they advertice, due to cars that don't have passes to be

I walked in without an appointment, and the leasing team was incredibly helpful and welcoming. They took their time with me, answered all of my questions, and were extremely patient—especially since I haven’t rented in years. I never felt rushed or uncomfortable during the process. I’m happy to say I’ll be moving in after the new year, and I’m really looking forward to it. Highly recommend this team!

DO NOT MOVE HERE. I’ve experienced numerous ongoing issues in this community that management has failed to address. Safety hazards are a major concern—road damage and lack of proper signage for construction put residents at risk. FORGET about peace and quiet—you won’t get it here. Please reference attached video of what you can expect to wake up to every single morning. Construction noise begins as early as 4:45 AM and continues past 11:00 PM on some days. Construction is happening six days a week. Beyond that, cleanliness and hygiene are severely neglected. Common areas like stairwells, elevators, and hallways haven’t been properly cleaned in months, with trash and debris accumulating. The dog park and other shared spaces are unsanitary due to persistent waste buildup. Security is anot
