Orion Cove Apartments

So disappointed this is not a smoke free apartments it smells so bad and no matter how much you try to let the office and management know thay don't take much action except for a Emil or text that nobody takes seriously it's pretty much you are on you own so disappointing. The rules really don't matter here at all if anyone like me who has health problems which was the reason why I was trying to have a smoke free apartment unfortunately it's not true what thay say people break the rules here and no action has happened. I have already thrown up from the smells of smoke and weed at this point it feels hopeless it's really sad and disappointing. If you are someone who needs a smoke free place here is not it.😔 Update on my review There was notes on each door and on the main door that they put

Trash, hallway flooded from ceiling to walls to floors. If you’re a day late they shut the online pay services down and you have to pay more at Kroger. Terrible mgmt. Don’t Move here! You’ve been warned. The corporate office is just as bad at handling problems. Find another place as if your late they will file eviction paperwork on you and have you served. Ghetto fixed around there. Worst place ever! Also they won’t let you view the apartment and show you a model and once you sign the paperwork your done for 12 miserable months. Oh and if your late due to you job they at times like to shut the water off on your apartment. Big Games they like to play.

Christy property manger, Steve maintenance supervisor, Jasper maintenance overlook, have always been more than helpful and understanding. Lived there for more than 7 years with zero issues. Have and will recommend making it home for any size family… as well as nice neighbors!

I’m a current resident and I love my spot. I have been here since October 2024 and I WILL BE RENEWING MY LEASE. Let me start off with location. It has a great view of the lake 10 min walk 2 min drive to downtown Lake Orion. Plenty shopping and food around. The actual apartment it self is very big and spacious. Kid and dog friendly . Staff if very nice and helpful and every time I put in a maintenance request it is always done promptly. The only con is there are stink bugs and ladybugs are everywhere ☺️ but I can deal with that.

Yes, these are older buildings that have problems from time to time. But they are spacious and reasonable. It’s the staff that make it five stars. When I have let maintenance know about an issue, they are here within minutes sometimes to help correct it. Steve and Jasper are amazing. Christina is the most understanding and flexible manager I have ever met. Thank you all 😘😘😘
