Orchard Mills Apartment Community

If I could give these apartments no stars I would. You pay all this rent + utilities and then they raise the rent every year but can’t hire decent people to clean the parking lots when it snows. They tell tenants they’re responsible for cleaning the parking lots but expect ppl to still go to work and pay rent at the end of every month. Not to mention the neighbors are terrible. This complex constantly reeks of marijuana, there’s always sketchy people outside doing sketchy things. Neighbors harass you over parking when there’s NO assigned parking. Being on the 3rd floor there’s constant banging from the neighbors above AND below. I get its apartments, but there is a point where you have to draw the line. Came to apartments on Wednesday. Team was absolutely amazing. They were so kind. I’ve been to several different apartments. They have the worse attitudes but came into Orchard Mill and the atmosphere was satisfying. I will definitely recommend this place to rent. Thank you guys for being so polite. I love the closed door concept into the apartment. Been to two bed one bath. Looks great 👍

The apartment complex isn't as cozy as I thought I'd be. Theyre raising the bills making them more expensive too pay for a room of 3, they charge too much for the water bill and electrical and they're not supposed to raise the prices. One year of living since the first day there was bed bugs and still are like its bad my daughter has all these marks on her arms legs stomach we told them too take care of the pesticide before we moved and it's gotten worse since we've been here for 1 year and they've come to "remove" the pesticide but in reality theyre not even killing it's been 8 times this year that they came to try and do a treatment. Don't recommend to live here they charge too much and their supposed "treatment" doesn't work.

Its ironic...I only came across this Orchard Mills review b/c I saw an article about a woman who was shot in Feb and I noticed the area. Anyway, I moved out of this complex in 2008, and let me tell you, all the reviews I'm seeing about the rental office seem to be the same. They try and charge people for extra things. One thing I recommend is to make sure you keep copies of EVERYTHING and pay attention to details. If it wasn't for those 2 things I probably would have been SOL when I moved out. I ended up having to contact the corporate office with a memo and copies of everything. The first issue is that I paid the final electricity bill per Northern Virginia Electric Cooperative (NOVEC).
