(This review is about 9 Garrison Ave, APT 23 -which optimumprop manages) I’d rather DIE than live here again. What a disgrace of a building and don’t get me started about the management they’re scammers and scammers, all alike. The building is rat infested (I have photos of droppings EVERYWHERE) and riddled with roaches. Don’t get fooled by the affordable price tag with what you don’t pay in rent you’ll pay in your peace. Management is a joke and whenever you call their office, one of the prissy employees picks up and really makes you WORK for your problem to get solved. I broke my lease because the mice issue was just too insane. The way these people expect you to live is truly inhumane, the mice literally ATE THROUGH the crown molding on our windowsill. If you are looking to rent a unit in this apartment please don’t. I first reported a severe roof leak on Feb 13, 2025. For months, I sent emails, opened tickets, and called—often with no response or tickets closed without fixing anything. It took them 2 months to acknowledge the problem and to look for a vendor to fix it(they were just looking they never found one so it was never fixed instead they closed the ticket).I woke up to water dripping on my face, lived with stink and mold risk, and watched my belongings get destroyed. When I asked about property damage caused by their negligence, management literally told me: “that’s what renters insurance is for.” That’s not management; that’s shameless indifference. I dodged a bullet with this “landlord.” They work with shady brokers to rent out then re-list occupied apartments and keep showing them to applicants before the lease holder moves in. I was effectively evicted from their 6 Tonnelle Ave apartment even before the ink dried on my lease. This is THE quintessential slumlord! Rent with them at your own peril.

Absolutely terrible management company. Only lived with them for one year & it was clear they only care when money is involved. Safety is not a concern for them as the front door of my building is constantly unlocked no matter how times I’ve reach out to address it. When my ceiling was leaking it took almost 2 hours just to get a bucket. They say the super is “on site” but half of the time is no where to be found and takes a few days to actually schedule something. They will put in tickets on top of tickets but never actually address the issue. They do not care their tenants & it’s clear

I’ve been living in this apartment for 5 years now, and I still absolutely love it. From day one, it has felt like home. The unit is bright, comfortable, and well-maintained, with thoughtful details that make everyday living enjoyable. The management team is one of the highlights—they're always friendly, responsive, and genuinely care about the residents. Any maintenance requests have been handled quickly and professionally, which has made a big difference in my experience here. After all this time, I have zero complaints. It’s rare to find a place that holds up so well over the years, and I feel lucky to call this home. Highly recommend to anyone looking for a great long-term living experience!
