Boy was I excited to find out my rental contract was transfered to this company... (Extreme heavy sarcasm) It's been 5 months with them and I'm out No online pay option. Wants checks. This is not 1995. I'm not giving my account numbers to anyone. Ac went down and I ended up paying to fix it. Call during normal hours get voicemail. emails go unanswered. But leave a voice mail and you get an email reply... Can't win. Rat issue went unanswered and I delt with that (hole in the wall from where outside water access was that was never sealed up) Dishwasher got burned up from the rats so I replaced it. Theirs is shrink wrapped in the storage bin outside. Theirs will go back in when vacating. Want to visit on their schedule but won't come unless an adult is home. I work 7-530 M-F and am

Mrs. Olsen is a mean wicked woman who is very BITTER and angry towards her tenants. We rented from her for 81/2 years and the rent was paid on time every month til she suddenly only gave a 30 day notice to move. We asked for more time and she told us she doesn’t work for us and she only works for the homeowner.Any decent human being would advocate for their tenant as well. It’s called doing the right thing morally. When you live somewhere that long you accumulate a lot of stuff and it isn’t easy to move that fast not even including time to find another place. Don’t rent from Olsen Realty if you want to be valued and respected. Olsen Realty also doesn’t complete work orders in a timely manner when something breaks in the house. First encounter with her will be our last. She was rude and dismissive with questions we asked, (though they were answered) also the information her office assistant gave us did not align with what the realtor said. We were told rent on the unit was $1800. When we arrived, we were told that rent would be $1900. We also were told we required 2 yr income/work history. I understand the idea of needing income proof, but 2 years seems a little excessive. We were also told that we could have no roommates (which I understand is largely a home owner decision) but she states the “rooms would be filled” with 4 people. DO NOT USE THIS COMPANY FOR PROPERTY MANAGEMENT OR TO RENT FROM!!!!!!! My grandmother has had Olsen Realty manage 2 of her properties for the last several years. One property in particular was not maintained as it should have been by Kathy resulting in extensive damage. The most recent tenant left the property sometime at the end of 2020 or the beginning of 2021. Kathy was not aware on when they vacated because a neighbor of the property informed her the tenant left a few months prior. Kathy never did inspections on the property. If she did, it could have prevented the damages. The tenant was also operating an unlicensed in home daycare, which Kathy was aware of, but never told the tenant to stop. I've been renting from Mrs. Kathy for 8 years in August. Now if being stern and doing your job is a crime well she is guilty. When she sees you trying and and least informing her of your situation, she does work with you , with her hands on her hip. Reminds me so much of my mom. She does a great job of making sure my property is up to par. I get it sprayed every 3 months and this woman is doing her job. I would recommend only if you not full of it and do what you are supposed to so.
