Nightingale Appraisals

Do not use this person. He’s an independent and absolutely terrible at his job. He did an appraisal for 3 lots for new constructions all 3 lots were exactly the same with exact same scope and backend values. He gave a $200k lower valuation for one of them and when asked why he said he thought it was a different scope. So we sent the correct scope again and he refused to change it and starting ignoring any communication. Forced our closings to delay weeks and extra added costs for appraisals. He has no knowledge of the market that I personally would rely on. And his lack of communication and professionalism in itself should be enlightening to never hire him. My biggest mistake was not looking at all the other 1 star reviews…but then again my bank worked with him directly. DO NOT WORK WITH H

He came to my house in his report said that my water was off but sure it worked??? It was not and he never asked to check. One of the comps he used was 30,000 dollars off the sale price. I have a full finishe basement with a bedroom and big bathroom he gave me 13000 . Normal practice for a competent appriser if done at quality of upstairs is 50% to 70% of square footage which is 30,000 at worst. Most his comps didn't have basment and if they had them he gave the same money. He comped a house that was fully out dated 70s threw the whole thing and said it was 6,000 to update it to my qualify lol what a joke i have 12,000 in kitchen cabinets. There is more I just hope you don't end up with this guy is all I can say. Seemed nice enough but 500 bucks for an incompetent appriser is not right .

The "drive by" appraisal was fairly accurate but didn't account for renovations completed ($60K+). Came back for full appraisal and gave about the same valuation as the drive-by. I am not salty, but when things are obviously nonsense, I thought it was worth posting my experience.

Took 2 and a half weeks to redo an apprasial that they made an error on then caught an attitude with my realtor and lender.

He showed up a week early then his appraisal was so poor.
