Living here has been great! The management team does an excellent job running the building, and the maintenance staff is always prompt, helpful, and efficient. Any concerns are addressed immediately, and they never slack on keeping everything in top shape. Hannah and Edgar are always very helpful. The amenities are fantastic especially the gym, which is always clean and well-maintained. Inside the apartments, the fixtures are very nice, and the light color scheme makes the space feel bright, modern, and aesthetically pleasing. It’s clear that the staff prioritizes resident satisfaction, making everyday life here a breeze. My puppy also loves living here! No issues at all—just a great place to call home!

Love living here, wish they would get vinyl and change from carpet in hallways but that’s my only complaint. Tori and MJ my favorite team members but everyone is professional. Great help! Jose came over and fixed the dryer so quickly. He was helpful, fast and amazing. Such a great complex and Jose proves that Modera is the best complex in Houston.

I really wanted to like this place, but the overall management and maintenance have been disappointing. The building constantly has security issues — gates and doors are often broken for weeks at a time, which has led to multiple car break-ins and even thefts. It’s frustrating because residents report these problems repeatedly, but they aren’t resolved promptly. The pest control is inconsistent, and cleanliness around the property has gone downhill. For the price this building charges, you’d expect things to be maintained much better. It feels like management focuses on the wrong priorities instead of addressing the real issues affecting residents’ safety and comfort. If you’re looking for peace of mind and reliable upkeep, I’d suggest exploring other options in the area.
