Modera River Trail

My wife and I took a self-guided tour last weekend and loved both the unit and the building, so we applied right away. Noah was incredibly helpful and patient with us, even after several follow-up phone calls to confirm details on the lease application. We’re excited to move in!

Very typical “heads they win, tails you lose” with the office. My bike was stolen out of the indoor bike room (yes, it was locked) management did “an investigation” and nothing was done. The sign in the bike room said they had cameras (they didn’t). Maintenance personnel also came inside my apartment a day before their own notice said they would. Another “investigation” occurred and guess what? Nothing happened, no compensation of any sort. I thought them breaking the law would help with my damage deposit when I moved out, but nope, not the case. I reported the early entering with Redmond’s Code Enforcement Officers and would encourage anyone who has had a similar thing happen to reach out to them, they are just across the street at City Hall. Lived here about a year, loved it so far. Had two maintenance requests I needed taken care of and Andre always took care of everything super fast. Parking is secured and gated, as well as cameras on the property make me feel very safe here and I haven't seen any car break-ins the entire time I've been here, which is a huge blessing compared to my last apartment in Redmond. A/C works great, gas stoves for great cooking, huge washing machines (they are front loading though so make sure to leave it cracked), and I got 2gb/s fiber. I moved here after whatever the valet trash was so no issues with that. I saw so many bad reviews from Modera in Google. However, when I came in person to the leasing office, Catherine was so kind and honest (she is also a resident). So, we trusted her, and we decided to rent in Modera River Trail (there are two Modera in Redmond, I rented with Modera River Trail) My husband and I have been living here for just 1 month, and we love it! Everything is well-maintained, and the amenities are the best and open 24 hours. I know it is a little bit expensive compared with another properties, but it's worthy.

I’ve lived in many properties before, and I’ve had the worst experience at Modera River Trail. I’ve never once in my life been so unhappy about a property, and Modera River Trail consistently crosses my boundary. To start with, the leasing / management office never helps you with anything if you ever run into any issue. They are so hard to reach with very slow response every time you need them! After one month of moving out, no one from the management / leasing office wants to contact me to return the security depot. No email. No phone call. Just like they disappeared. It’s so frustrating that I always need to take the initiative to contact them to fulfill their duty, and they just sit in their office doing nothing.
