I’ve been living in this building for a while now, and overall it has been a great experience. The property is well-maintained, clean, and feels safe. The maintenance team is responsive and professional — anytime I’ve needed help, they’ve handled things quickly and with a positive attitude. The management office communicates clearly and is easy to work with, which I really appreciate. The building amenities are convenient and kept in good condition, and the location makes day-to-day living very practical, whether it’s running errands or getting around the city. Like any building, there are small things that come up occasionally, but nothing that outweighs the positives. I’ve had a really positive experience at Modera Rincon Hill, especially with the leasing office team. I recently had an issue where a package was marked as delivered, but it was nowhere to be found. I was understandably stressed, but Aliece, the Assistant Manager, and Bae, the Leasing Agent, were incredibly helpful throughout the entire situation. They took the time to review the camera footage and walked me through exactly what happened. The footage confirmed that the leasing office was open at the time UPS claimed it wasn’t, which was really important information when I contacted UPS to file a complaint. Even though the package was ultimately misplaced by UPS, the leasing office staff went above and beyond to support me and make sure I had everything I needed to clear up the issue. It

- Stacker broke down and hit somebodies car, not only do they route everything to an AI bot (which doesn't work) they don't actually have an emergency maintenance number (management just sets all the numbers to the same phone... which is aforementioned AI bot). - Garbage is piled up everywhere and takes weeks to clear up; garbage and recycling chute often over flooding into the halls. - Security is absolutely garbage, we've had two packages stolen in less than a month and ran into multiple tenants. Request to management to either install security cameras or just receive the package at the office and require proof of identity for pick up (the EASIEST thing to do) is met with either no response or a firm no (see screenshots in mail). I’ve been a reliable, long-term tenant who pays rent on time and has never caused issues, but my experience with management handling serious lease violations has been deeply disappointing. For years, I’ve repeatedly reported a neighbor engaging in behavior inside their unit that directly violates the lease. The situation regularly affects my apartment and triggers severe migraines, making it difficult to comfortably live in my own home. Do not apply for residency here. It is extremely difficult to reach the leasing office, and the experience is incredibly frustrating. All your Emails and phone calls are routed to “Milly,” an AI assistant that cannot provide ANY answers other than stating that “a leasing agent will follow up”—which NEVER occurs. I am pretty sure the issue is not due to short staffing. The leasing office is actually adequately staffed but it seems they rely on the AI bot instead of providing genuine communication and assistance. I am still awaiting a response.
