This company is trying to build a massive development of 280 "build-to-rent" residences in Gwinnett County, Georgia, that will destroy an adjacent animal sanctuary that has been there for decades. This development will spell the end for that sanctuary, which has protected animals and been a beloved member of the community for years. According to a story in the Gwinnett Daily Post, the Yellow River Wildlife Sanctuary even has tried to buy this property to expand and to protect its animals, but the owner of the land wouldn't respond, and now this horrible out-of-state company comes down and plans to eliminate a community institution. I have applied for one of their apartments “ Hudson Carolina Forest” found the experience to be dishonest and misleading. The manager initially told me that the application fee was $260, with $200 being refundable if I canceled or was denied—no time frame was mentioned. Unfortunately, I couldn’t break my current lease in time, so I had to cancel. I informed them right away, but after that, no one responded to my calls or emails—and forget trying to reach corporate, they were completely unresponsive. Eventually, I had to dispute the charge with my credit card company and submitted the brochure as evidence, which clearly states the $200 is refundable with no time restriction. Horrible apartment company. I lived at indigo champions ridge. I moved out and didn’t hear back about my security deposit for nearly 2 months. The complex wouldn’t return my calls so I called this office. They opened a complaint against the complex manager to get her to call me back. I called twice and they opened 2 claims. I never got a call back. I left a 1 star review on the complex and I got my check the next week! Stay away from this company. Also they wanted to raise my rent $150 more than what the same apartment was posted for on there website

I lived at their Avisa Lakes property in Orlando Florida. They sent me a bill 4 months after I moved out for a cleaning fee. The place was much cleaner than when I first moved in. When I lived there the property was infested with large bugs no matter what I did I could not get rid of them. In the 18 months I lived there they went though at least 3 property managers . The pool was closed as well as the fitness center for the majority of time I lived there. It was supposed to be a gated community the gate was broken and never worked. I had several packages from Amazon stolen off my porch. The toilet from the neighbors above me constantly leaked into my app. creating a mold issue in the bathroom. We are 90 days past due receiving our security deposit and we get nothing but excuses. We are working on it is all they say. We never received anything in the 30 days required by law. Poorly run management companies like this put property owners at serious risk.
