I am currently living in my second place with this property management. My first one was from 2021-2023 and then the one I’m in now I’ve been in since November 2024. They ALWAYS give ample notice if they will be entering your place, they consistently ensure pest control does regular baiting (this ensures that all of their properties are BUG free!!), they have a company wide dog ban which I am thankful for as the walls tend to be thin. Anytime I put in a maintenance request they come in a timely manner and take things seriously. Very easy to work with. Rent pricing has always been reasonable. Water/Trash included in most (if not all) properties. They even took the initiative to fix my bathroom walls without me even asking! Thank you Metro Properties. I stayed at the west Franklin apartments when I was in my bachelor and it was the most beautiful room ever, the management was always quick to respond to me and my roommates concerns. One of the best leasing companies in RVA. You won’t find more honest people.

I lived at a property managed my Metro for two years and had a great experience. I lived at 1411 Grove and my rent was under $1000 at the time. It’s rare to find a place in the fan with reasonable rent. It’s not the fanciest place by any means but is in a great, safe location. The building I lived in was old, but perfect for a college student or someone trying to save on rent. Definitely tour before signing a lease. My biggest issue was with the neighbors in a different building being very noisy but that’s not something that the property can control. The leasing office staff is really nice, responsive, and reasonable to work with. There were no surprise visits or no difficult employees to work with. Whenever there was a maintenance issue, it was quickly resolved and I trusted them to enter

I started renting with Metro last August at an apartment building on W Grace. The apartment was freshly painted and cleaned when my roommate and I moved in. There were a few cosmetic issues that were never fixed, but we marked them on the move-in inspection form and they did not deduct those defects from our security deposit upon moving out. They did deduct a cleaning fee which I would say was fair. We did some cleaning and patched up the walls before we moved out, but there were some hard to reach places that we were too lazy to deep clean. We are now living a few doors down in a house also managed by Metro Properties with a couple more roommates, and the experience here has also been good so far. I’ve been renting here for 6 months now and I’ve been pleased with my experience. Easy to contact, maintenance is quick and taken seriously; and my property is well maintained. I appreciate they didn’t hike my rent a lot from lease term to lease term. I think they’re a solid bet.
