Mallard was really good to us when we rented from them for the past 2 years. Sandy in their front office was always helpful, and Shawn with their maintenance team fixed things quickly. Only downside to living there was that our specific building was older, but they kept it well maintained, good appliances, etc. They also went out of their way to help us get out of our lease early when we had to move for work. They saved us a lot of money, and we got most of our deposit back. Definitely recommend!

I would not recommend renting from Mallard Properties. After two years of leasing with them and treating the property with respect, we were disappointed to see that they took a large portion of our security deposit for what seemed like routine wear and tear. Despite taking care of the place and following all move-out procedures, they still applied excessive charges. When listing our concerns with the deposit our claims were called "unfounded and silly". Their approach to maintenance and deposit returns felt unfair, and it’s frustrating to feel penalized after being responsible tenants. If you’re considering renting with them, be prepared to potentially lose a significant amount of your deposit, regardless of how well you care for the property. My experience with Mallard Properties has been exceptional!! I have been renting apartments through them for 3 years now and have no complaints. The reason I continue to rent through them is because of their efficiency, quick responses and their accessibility. Last year when our toilet was broken they came the same day that we filed a maintenance request. This year, when it was snowing our heater went out and again they came the same day we filed a maintenance request, and got it up and running that day as well. I have lived in two different apartments and each time, the apartments have been spotless upon move-in. I rented from Mallard 4 of the 5 years I lived in Eugene. The first year I rented from them was quite interesting... Being a young careless and party driven 18 year old, I had no regard for other peoples property and thrashed my apartment with my room mates. When the lease came to an end, Mallard accessed the damage done, and it was so bad that Kathy Jo was hesitant to rent me another one of her apartments. After pleading my case, she gave me a chance to redeem myself. Long story short, by the end of my college career I came to the understanding that Mallard ran their business with quality, efficiency and professionalism. I have loved working with Mallard Properties. Sandy and Jessica are always very kind, patient and helpful. I have rented through four other Eugene property management companies and they were all very unprofessional and a nightmare to work with. Mallard is in it's own league. It's run smoothly and professionally. They are wonderful! I feel very lucky to be with Mallard and I highly recommend renting through them.
