Madison at Buice Lake by Stanley Martin Homes

After a year and a half living here, I would not recommend it. The HOA does not protect the amenities and they are constantly overrun by the neighboring trailer park residents.

The amenities are a disaster. This community is surrounded by so many others, including Lennar homes right across from the pool and pickleball courts that don’t have their own amenities. As a result, people are constantly breaking into the pool, trashing it, blasting loud music and breaking the gate to get in. The ‘board’ refuses to do anything to fix this because taller fences or security cameras are ‘too expensive’. They’re making so much money off these homes and don’t care enough to ensure the amenities are safe and taken care of.

We were extremely excited to pursue a home with Stanley Martin, especially after having friends who had such a positive experience buying in the same area. Unfortunately, our experience was not as positive. The first thing that rubbed us the wrong way was when were told verbally that if the house was not completed 60 days after the estimated completion date they gave us, we’d get our earnest money back— however, when asked to draft that into the contract (because it was nowhere to be found), they declined. If it’s not in writing, it doesn’t mean anything, but okay, we’ll move past it. Then the real issues with closing came. Beautiful kitchen, been living here 2 years BUT the finishes are so cheap. My ceiling has leaked 3x, why would you put washer and dryer hook ups on the 3rd floor? Very small bedrooms and closet. I live in the townhomes

The amenities are an absolute mess and not safe. Loud parties occur frequently. Until the neighborhood implements some safety measures, I would not recommend this neighborhood to families.
