I came here with the intention of writing a detailed review, but instead, will give some tips, from my personal experience that may help others and you can then make your own decision: 1. Please do at least a couple walk through of the house prior before you decide on moving forward. 2. Do not enter this agreement, if you cannot afford to lose your down payment (option deposit) as there is a huge probability you will and they are counting on it! 3. Check the market value of the house, you may not get a mortgage for the price being asked. 4. Check your well water system thoroughly if applicable – once you move in, you are on your own. Ours was crap! 5. Make sure you have a working irrigation system for the lawn – you will understand why in the summer months! 6. The appliances will be used

I have been working with Paul for over 2 years now and he is great to work with! I handle some of the mortgage transactions for Paul and he is always helping the buyer and the bank to get the best deal done for his buyers. He is willing to help in anyway. As he is always very responsive getting me the documents I need for the mortgage transaction and has the best communication so the seller, buyer and the bank are all on the same page. I would highly recommend there lease to own program as it gives the buyer the opportunity to be home owners that other wise would not be able to as he sets them up from the beginning to succeed.

I just closed on my home last month and I am very happy with LTO Real Estate. Before coming to LTO my credit was very poor and when I tried to apply for a mortgage, I was turned down. While in the program, Paul and everyone at LTO always picked up the phone whenever I called and answered any question that I had. Paul helped me find a credit repair specialist to work on fixing my credit and my credit went for low 500’s to mid 700’s in a matter of a few months. I then worked with a mortgage broker who was really nice in explaining the loan process. I closed on my home and even got a good amount of money back at closing. Don't try it is monkey business two years ago I called I spoke with Paul he told me I will need $10.000. as deposit at the time I was waiting for my Income tax . Laura call me to come up withe a deposit I got there with $500. and a few days I goback with Chek plus a wire transfer a total of $ 8000 because I R S cut off the amount Paul told me no problem since you have a cleaning business I can give you work for the balance the house I was chosen was in Port Charlotte the day I give the money Paul give new address to looks at and I never get my money back.

To be honest I was reluctant to lease to own and the reviews were mixed and it caused me to second guess myself. However I coulsnt be more happy with the experience. Paul was very straight with me from the first day. Told me the steps i needed to take to make it work. He and his staff were there when we needed anything. We started our closing last month and we closed today. You made a believer out of me. I would and will recommend your company to anyone in need. Thanks again D aka home owner
