Livery Modern is an amazing community in a beautiful area! Ashely and Josh did an excellent job getting me into my new place and making sure that I had everything I needed. I highly recommend this community to anyone looking for a quiet and elegant atmosphere with unparalleled amenities and customer service. There are many stores and restaurants near by along with other nice communities which is a huge plus.

My girlfriend lives in these apartments. They are filled with mold random Water leakage, and. More just evidence of terrible build and the manger Ashley is rude disrespectful . They have so many lawsuit against them and they have only been open a few short years. Currently my girlfriends hvac unit is leaking fluids Ashley is aware of the issue and the mold causing havoc and she refuse to acknowledge it. Do not rent here they are terrible.

I do not recommend renting here. Management is consistently unresponsive, unprofessional, and unstable. Since moving in (2023), the property has already gone through three different management companies and even escalating issues to regional or corporate staff leads nowhere. A quick look at BBB complaints and AG reports reflects the same pattern. Billing is one of the biggest problems. Fees are frequently added incorrectly or without explanation. Leases are delivered late. Errors—such as insurance charges or deposits removed from the lease. Expect $80+ in extra monthly fees for services that are inconsistent or not provided. This has been, without a doubt, the most horrible renting experience I have ever had. Beware that the positive reviews you see were left for the previous management company. Ever since Garrett Co took over, things have completely fallen apart. To echo another recent review, it feels like there is no management at all. We've been waiting to have our furnace looked at for almost 3 months now. It has stopped working twice this winter. An HVAC person came out on January 9 and told us it's because of the amount of dry wall dust that had completely clogged the air filter after just a week of being installed. This is the same dry wall dust that must be lining the insides of the air
