Lennar at Millwood Estates

This review is after living in the community since Labor Day weekend 2025. The purchase experience was very easy and painless and the sales staff is very professional and polite. However, the homes are built with the cheapest of materials. For example, in the bathrooms they don't even use waterproof paint. They use the same cheap chalky paint in the bathrooms that they use in other parts of the home which bubbles up when taking a hot shower. I was advised this was done deliberately and would not be fixed. The warranty meeting is to inform customers the warranty doesn't cover the majority of the errors made by the builder. For example, my home was sold to me with dead grass in the front of my home which is in violation of the HOA terms, yet it's not covered by the warranty. Additionally,

If you’re thinking about moving to this area- don’t. The neighborhood is being developed and the construction workers start at 5:30am on weekdays running cement trucks and it’s currently 8am on a Sunday and they’ve been nailing the roof of multiple homes since 6:30am.

They worked all day starting at 530am Sunday, then nothing today during the day, and now it’s 945 and they’re banging nail guns. Makes it super hard to get kids to bed. The noise is during ridiculous hours.

Our experience with Lennar Homes has been nothing short of disappointing. From the start, we felt rushed and pressured by the representative during our initial and final walk-throughs, as if the goal was to push us through the process rather than ensure the home was move-in ready. Once the documents were signed, the customer service was nonexistent. We encountered an obvious construction/installation error and were shocked when Lennar refused to honor the warranty, blatantly ignoring their responsibility to stand behind their work. Adding insult to injury, the HOA does not hold renters or owners accountable for subdivision rules, creating a frustrating and chaotic living environment. Experiencing buyer’s remorse—less than a year into homeownership, I regret purchasing in this community. Chronic speeding, including by construction crews, has made the roads unsafe. The community park is being vandalized by individuals who don’t even live here. Weekend disturbances have become common—neighbors host loud parties, drive vehicles with disruptive mufflers, and park on lawns, collectively eroding the neighborhood’s peace. Unfortunately, the HOA has been unresponsive to these core concerns. Their focus appears misplaced: they're quick to issue citations for property beautification efforts, yet fail to address the deeper, more pressing issues affecting residents’ quality of life. Lennar, likewise, seems disengaged.
