LeMans Apartments in Lakeland

The apartment is nothing luxurious of course, it was quite in my corner, no neighbor problems, and a lot of stray cats (I never minded). A couple times water pipes broke and your stuck on your butt for maybe up to two days with no water.$150 rent increase accumulation of 3 years. Maintenance is pretty good with fixing and responding timely. Never had issues with the ladies in the office, very respectful and professional. But you need to expect to pay for the next tenants renovation. This is the first time I had to pay for an apartment renovation. Only deductible that would be taken is if any damages is done to the apartments, which is none in my case. Left the apartment pretty spotless everywhere! Including behind washer/dryer/ fridge/stove. They not only violated several laws while me and my partner were living there, but evicted us, and CHANGED THE LOCKS BEFORE THE LEGAL THIRTY DAYS. Clarissa then proceeded to drive up on her high horse and say that the papers were “served” when they hadn’t been. And I talked to the police station and they agreed that we still had the thirty days. No privacy while living there and our neighbors were horrid but we always got blamed. Clarissa even screamed at me and my partner in the office like she was our mother. Managers here are rude, disrespectful and have no idea how to run a proper apartment complex. I suggest no one ever live here unless you want to have nothing but bad memories and a huge court case because they fail to follow any laws involving running an apartment complex.

It is very quiet here never have an issue. When I report issues it is always done in a timely manner. I they always notified me before coming in or to do repairs. Property is very clean. Front office staff is very helpful. I have been here for 5 years never had an issue. Rent here is very affordable

Filthy and they refused to fix anything that’s broken when you first move in. Water spout was broken in the tub and caused warped doors and mold. They had mold in their sinks and under the cabinets that caused me to get really sick but when I brought it to their attention I was told “no one else has complained” They are listed as “luxury” apartments and charge you 1200 a month for disgusting living, no extra amenities to even be CLOSE to considered a luxury apartment. Maintenance men also did not ever fix anything. It was always a “quick fix” that would make the apartment more damaged. They try and make it impossible to get your security deposit back. The most immature staff, fail to follow laws and housing regulations, allows domestic abusers to return to grounds and refuses to take them off of leases after arrests. Never actually does any maintenance and when I moved in it was absolutely filthy. DONT MOVE HERE UNLESS YOU WANT TO BE EXTREMELY SICK FROM THEIR LACK OF HEALTH CODE FOLLOWING. They have an old ac unit that is based from a 60s hotel and they can’t even fix them anymore. Had hair from the previous tenants pet blowing everywhere. They also Do not fix any damages you mark when you first move in, don’t let them lie to you. Clarissa and David are the worst of the bunch. Clarissa is also Vanessa’s daughter btw so there’s some favoritism in staff
