While my renting days are over (for now), I've been renting apartments from complexes run by management companies for 15 years now. I recognize that my experience is anecdotal and I'm just one person, but I can say I've rented literally coast-to-coast, from Phoenix to the midwest to NYC, including a two year tour with a Leinbach complex ("The Hunt") in Oklahoma City. It's been over five years since I moved out, but I can still, confidently say that my experience renting a Leinbach property was better than all the other apartments I've rented, by far. The craziest part is that I say this despite the fact that I had to rent sight-unseen from out of state, and I arrived to find my unit had bugs. Bugs! They denied my application because of a derogatory account from a GYM MEMBERSHIP that I've disputed and had removed from my accoint. No criminal record, issues with rental history, and high 600s credit score. I'm a disabled veteran so I also have guaranteed and verifiable income to make rent every month. I've never seen an apartment complex do this (and have had several others since confirm that they DON'T do this). The apartments were not even high end. Built in the 70s and been given the "landlord special" multiple times.
We applied at Crown Lone Oak Oklahoma City, OK. Beware of the place. If you are a 1099 contracted employee such as Doordash Uber Amazon etc. or self-employed they will NOT be able to verify your income and they require 3-4 times the rent. We went in and we told them we we're self-employed they first told us they needed 6wks of earning statements. I called after I tried to apply online, and I had questions they said then we needed pay stubs when I said we were told earning statements were sufficient she says "well if that's what she said..." so, we finally applied after we had 6wks. When we went in the processed us as individuals charged us 40$ when we are married, and they said couples were charged at 50$. They emailed us and said we needed bank statements for a year. While I can see all of the replies that leinbach has made, and while I believe they are made in good faith in the end I think the responsibility lies with the management or the owners. They may be great people and they may truly care about their tenants, however it's their responsibility to ensure that their employees operate with a sense of ethics and morality. People want to be treated like people and not like they are less than or beholden to anyone or anything. I hope people read these reviews and do their best to stay out of any property this company is managing. When they start to make the appropriate changes I think we will see those changes reflected in better reviews. For now words really don't mean anything. Shelby told me that I'd get a full refund if I didn't like the apartment after my scheduled viewing of the property. I requested my refund or at least my deposit, and she denied my refund. I reached out to their corporate office, and they still refused to return my deposit and application fees of 196 dollars. This company steals consumers' money. Has you to apply knowing they aren't going to approve the application just to pocket your hard-working money! In today's time, even businesses are greedy and unethical. I am hoping to make a BBB complaint to try and get my money back or at least my deposit!
