In an era where a lot of property management companies can feel impersonal or frustrating, it really comes down to the people you interact with. Jen, the resident/leasing manager at the Arch Dr. property in Studio City with KLS, is absolutely top-tier. She was professional, kind, responsive, and genuinely cared about the experience. The property itself is extremely well maintained, clearly cared for, in a great location, with beautiful views of the Hollywood Hills. If you’re new to LA or just looking for a place where the people actually make a difference, I highly recommend checking this property out. Jen is the kind of person you hope to deal with when navigating housing in this city.

I was hoping to rent an apartment this management company had available. The apartment was really what we wanted, and Karen and Kim were just wonderful helping us go through the process of applying. I had the opportunity to speak to them many times, and they did everything they could to help us. Regrettably, the timing didn’t work out for us to get it, and another tenant was waiting in the wings, so obviously we had to let it go. But I asked them to stay in touch with me, because they were so delightful to us (in case they have other properties become available, we definitely want to do business with them) I almost forgot to mention we spoke at length with our potential neighbor, had nothing but good things to say about them as well

This was the most unresponsive property management company I've ever dealt with. The only time they are responsive is when you are setting up a showing and signing the lease. Once you give that first check and get your keys say goodbye to them responding within a reasonable time. They didn't respond to my mortgage broker when they asked for payment history. Two pros I can think of: my particular property manager was responsive (per other reviews this apparently can vary). Outside of charging a cleaning fee for apartments they were reasonable about the security deposit being returned.

Do yourself a favor and do not sign a lease in any complex owned by this company. Currently living in Trousdale "Luxury" Apartments on Sawtelle, easily the worst experience I've had in my 7 or whatever years living in apartments. We have only been here 3 months and we've had to make 5 maintenance requests. Every ticket has taken over 4 weeks to be addressed, including one regarding MOLD in both bathrooms. I've tried contacting KLS directly several times and have received no response. Calling them for some reason did not work. The property manager literally leaves us on read, it's a joke, I can't make this up. On top of it all, our upstairs neighbors are the most inconsiderate and disrespectful people I've ever been in contact with. From sun up to sun down they make a truly unbelievable a

If I could give 0 stars, I would. Karen is rude, straight out, tenants are money. The day quarantine was announced (half way through the month) they made sure to email us to tell us rent was due on the 1st. When we told them we were leaving we didn’t even get a “Hello/goodbye/thank you in emails (not expected 0 email etiquette) also your rent will go up 5% more = $100 more. Other than that, we had water leaking from upstairs several times, and it was painted over.. then we found mold behind our bed when we moved out of our Bay st. apt in Santa Monica. $3600 a month for mold. Ridiculous.
