Rented me my first apartment and it was definitely a 2-star experience. Coin-operated laundry machines never worked—would consistently eat coins and the dryer was crappy so I went to the laundromat instead; we had an awful mold problem in the foyer and persistent roaches; despite snow removal being on the lease it was rarely upheld if ever; and the carpet definitely needed to be replaced before my tenancy—maybe even before the person prior to me— it made me itch so bad I got a rug to put on top of the carpet. But the rent was like $300 with water included so I shut up and dealt with it.

Terrible Terrible company! Whenever you have a question and call they give you nothing but rude answers and rude remarks. Out of a $600 deposit we only got back $223. What!?! I have a rule about cleaning before moving out and I cleaned EVERYTHING! scrubbed the walls, deep cleaned inside the oven, all drawers all cabinets, spackel any holes left over from nails etc. and they charged me a cleaning fee??? For what?? It was spotless! I've never been charged a cleaning fee. I should have listened to my partner when he said we'll be charged for it anyways. 🤦‍♀️ nah total rip-off. I understand a carpet cleaning that's standard practice. But the cleaning fee is a separate fee. Also damages fee: 1 blind in the living room was broken due to my daughter yes I am at fault for that HOWEVER they charge

Awful company. Will blatantly break the law to benefit themselves. Entered my apartment multiple times without notice, and most of there properties are disgusting and very poorly managed. They are also all extremely rude and couldn't care less about their tenants.

ZERO STAR REVIEW Extremely disappointing experience. After renting from Kirksville Property Management for over two years, I can honestly say the communication is almost non-existent. Calls and texts are consistently ignored, and when we do manage to text, Tracy responds with “Who is this?”—despite having us in her system for years. Repairs? Forget it. Nothing ever gets fixed, and requests go unanswered. The level of rudeness and disregard for tenants is honestly shocking. It's beyond unprofessional—it's flat-out disrespectful. I strongly advise anyone looking for housing in the Kirksville area to avoid this company.

Missouri law 535.300: The landlord shall give the tenant or his representative reasonable notice in writing at his last known address or in person of the date and time when the landlord will inspect the dwelling unit following the termination of the rental agreement to determine the amount of the security deposit to be withheld, and the inspection shall be held at a reasonable time. The tenant shall have the right to be present at the inspection of the dwelling unit at the time and date scheduled by the landlord. We asked to be present at the inspection and Tracy gave us an attitude like we were being unreasonable. Now she is dragging her feet with returning the security deposit. Know your rights as a tenant.
