Similar to everyone else, I've been extremely disappointed with K Square and have found the management team very difficult, dismissive and rude. While the pool, location and views are great, and the maintenance team is lovely, my rent has gone up hundreds of dollars per month each year while service and amenities decrease. In the last few months alone: - There was a fire on my floor and no alarms went off, I similarly found out about it via maintenance knocking on my door. Smoke remained in the hallways and my unit for weeks and to this day management denies the fire alarms weren't working/up to code despite the fire dept spending the following 2 months replacing and fixing the systems. - For nearly 2 weeks the water in my sink was opaque white or brown. Great location and friendly staff. After a fire on December 2, residents on my floor were only alerted when a staff member knocked on our doors and asked us to leave. There were no alarms that we could hear. Smoke stayed in my unit for about a week, during which I experienced strong headaches and became sick. When I raised this with management, I was advised to contact a healthcare professional. My smoke detector did not go off during the fire, and afterward I found multiple smoke-detector-related violations listed on the City of Chicago website. STEER CLEAR! This building is in a fantastic location and the pool is great and the staff are really good people, but there are a lot of issues. Today, a unit was on fire, dozens of emergency vehicles came to support, yet NO FIRE ALARMS inside. I had to drag myself and my dog down 11 flights of smoked out stairs not being able to see or breathe only knowing to evacuate because I saw and smelled smoke. Communication from management was to “shelter in place,” for a fire??? Absolutely not! NOT worth the insane price!
Before moving in, several friends advised me against living at K Square Apartments, but I moved forward because the location is great. Unfortunately, my experience has reflected many of those concerns. I was recently contacted about renewing my lease and responded promptly and professionally, outlining several ongoing issues in my unit and common areas that have significantly impacted my experience. I was told someone would follow up the next business day — but after more than a week, I received no response. Some of the unresolved issues I documented include: -A toilet that malfunctioned intermittently for four months, requiring five separate maintenance requests -Ceiling leaks during heavy rain -Poorly insulated windows that caused frost buildup inside the unit --Silverfish bugs in the
Not surprised this place caught on fire yesterday and no alarms went off. I moved out August 2025. But one time last year, another resident and I got off the elevator on the 10th floor (where the common areas are) and noted how it smelled like the floor was on fire. We noticed smoke down the hall and we went into the laundry room and it was completely engulfed in smoke with NO ALARMS OR SPRINKLERS GOING OFF!!!! A machine was totally overheating and looked like it was about to explode- likelihood of an internal electrical fire or motor based overheating/fire. The resident and I unplugged and opened the machine and fanned out the room to decrease the smoke.
