We had some minor issues, but overall, we enjoyed living there. I should mention that we lived in one of the apartments on Culver Blvd, and our property manager, Doug, was always quick to help whenever we had any issues. Without him, it wouldn’t have been as easy.

Stay far away from this company!!!!! This was the worst experience I have ever had with a leasing company and we didn’t even move in! Just and FYI all of the Cam reviews are FAKE. He is probably the worst leasing agent I have ever interacted with. For starters he didn’t take me to the units I asked about, he sent in our apps without our co-signer and then said he couldn't change it. He then sent 3 different agreements with 3 different moving cost totals over the course of a few days because he kept forgetting things and some were after signing our lease. They then claimed their company policy states we have to pay our first months rent with our prorated rent, security deposit and other fees. Another Update: James refused to do necessary repairs on the building and was ordered by the city Housing Department to complete these repairs. UPDATE: I filed a police report against James Engel because he hired a contractor to enter my unit, by climbing up my balcony, without my knowledge or consent. Unfortunately for James I had this all recorded on my security camera. First of all, James Engel owns this company. His five star review and the fake reviews on here are inflating their rating. AVOID AT ALL COSTS! Would give zero stars if I could. These guys are crooks. They take your application fee and run a hard check on your credit even if they have no intention of letting you sign a lease. I had a June first move in, they took my money and dinged my credit and ignored me for a week. I had to keep bothering their office secretary to eventually get a response, and it was some cookie cutter nonsense about management going in a different direction. For some context, when they ran my credit, it was a 750. So credit isn’t the issue. So now I am down 50 dollars in application fees, 20 points on my credit report because of their hard inquiry, and they wasted my time and ignored me for a week so I was unable to get another apartment with the time they left me. My worst experience in the US so far. I was looking for an apartment in Santa Monica and I had an appointment to see a 2 bedroom apartment with their manager, Eduardo Guzman. We discussed every question once we were there and I asked if I should apply for it and he said yes. Eduardo Guzman sent me a link with the name of L Chapin Enterprises LLC and asked me to complete the application there. Only after sending him 50 $ (through venmo) for the application fee (for 2 people), he called me the next day and informed me that I do not have much chance to get the apartment regarding my credit history but still asked if I can pay for 3 months prior to increase my chances or if I am interested in another apartment on the same building which is more expensive than the one I applied for (I refused).
