I rented a 1-bedroom in the 2024-2025 school year. The actual stay was fine, but in the end two things happened that make me leave a one-star review: 1. At the end of the lease, it's written in the contract that you must hire a professional cleaner and provide receipts. I called to confirm this, and they said, "oh don't worry about that, we'll hire the cleaner." I still wanted to hire my own because I was (rightly) worried about being fleeced, but they insisted if it was over $100 they would contact me first. Of course, it was $220 and when I was upset, they pretended we never had the conversation on the phone. Also, $220 for a 500 sq ft place?? My mistake should be your advice: hire your own cleaner and communicate only in writing. 2. I left the place in great shape, never threw any rag

Jasmine and Nicole have been wonderful landlords for the past 2 years. The house we are living in is very old and often has maintenance concerns, but they have always quickly responded to any issues (they even came by and helped when we had a pipe burst on Thanksgiving!). JD Realty is very reliable and to the point when it comes to leasing and costs, but I can tell they really care about their tenants. They called my mom after the hurricanes to get double assurance that I was okay & have been nothing but kind and honest through the whole process of touring to signing to living at this property. I’d give zero stars if I could. I lived at a JD Realty property in 2024 and chose not to renew my lease because it was genuinely the worst rental experience I’ve ever had — and that was before they took most of our deposit under questionable circumstances. This was the story when they operated as Campus Realty, and unfortunately, nothing has changed under the JD Realty name. The owner, Jasmine Disgdiertt, was consistently unprofessional and unwelcoming. They’re friendly until you have a concern — then they become evasive, cold, and difficult to communicate with. I have numerous email exchanges to back this up, since they routinely ignore calls and are dismissive in person. Jasmine has been our property manager for 4+ years and it's always been great working with her. It's a family company, and a friendly and helpful team of people. They have always been responsive, and fast at communicating through any issues. It's great to work with a local company instead of one of the many massive rental corporations in town. Highly reccomend renting with them!

Jasmine & team were extremely helpful and attentive when it came to helping me move out for a new job!! I needed so many different things from them for documentation and they were so nice in assisting me and making sure I had everything I needed, even when I had to keep going back and asking for more. During my time living in one of their properties, they ensured we kept the house in good condition and notified us well in advance of inspections, filter changes, etc. If we had any maintenance issues they were quick to send people out and get us the help we needed. Great company for college students looking for housing in Gainesville!
