We rented for nearly two years with this company and thankfully moved last month. I loved the area and the neighbors were great, but I will absolutely recommend to anyone - do NOT rent with them. They nickel and dime you for starters. They tried charging us $75 for existing damage that further broke down from use since whoever “fixed” it did a horrible job. The REAL dealbreaker occurred this year, a couple of months ago. During a bad storm, in the craziest occurrence, the home was hit by lightning. It traveled down and started a fire by one of the windows, which thankfully firefighters took care of quickly so it was just a small one. We started leasing a property at the end of August and there has been countless issues since the initial walk through of the property (e.g., mold, water damage, cockroaches, washer and dryer hookups not working, hot water not working). It is now October and these issues still haven’t been completed. I reached out the corporate office in Texas and staff was unresponsive and dismissive of issues. We have attempted to terminate our lease without penalty due to the issues (e.g., mold and cockroaches) because the house is inhabitable but were told we still needed to pay two months rent. We have been sent to various employees to discuss matters at invitation homes but no follow through on invitation homes end. We have spent countless hours cleaning and not being able to sleep due to horrible liv
Avoid if you can. You'll get $100+ in junk fees added to your rent each month then when you move out you'll be charged $950 for "cleaning fees". I've attached photos of the "mess" they had to clean. Yeah right.
We have been in a rental since 4/25/25. It has been a nightmare! From the moment we did the orientation. We have been sick since the day we moved in. I have a number of mold kits showing tons of mold. There are ceiling water stains throughout the house. We were told by the Invitation Homes orientation gentleman to NOT WORRY about them when we told him. We also had to deal with live spiders in all the closets. The bathroom was disgusting with a film all over the walls with dirt and dog hair. The AC ducts have black mold on them and two vendors have already submitted quotes for replacing the air ducts. Invitation Homes keeps sending different vendors to get different quotes on it. Meanwhile we’re sitting here getting sicker because they’re delaying trying to find a cheaper option. While my
Some people I've talked to have been friendly and they try to help; however, I've also been spoken to disrespectfully, cut off, and spoken over. The various departments clearly do not communicate and instead of taking ownership of employees providing different information/answers, they essentially say "you'll pay what we tell you to pay or we'll kick you out and take you to court". Despite calling and talking to someone on a daily basis to figure out an issue, customers are punished. It's also beyond difficult to actually get someone on the phone that can help or do anything for you.
