We worked with Mike and his company for a few years. First, he helped us rent out our house and managed the property while we worked overseas. We had a few issues with the water boiler and garage opener (which had to be exchanged), and he took care of them promptly. Two years after renting the property out, we decided to sell our house, and Mike took care of the transition from rental to the market scene with all that it entails as updates and marketing. The video of the house walk-through on YouTube was impressive and our favourite as an advertisement element. (However, we thought omitting our house's valuable outdoor features, such as a balcony with a view, patio and courtyard, was a missed opportunity for viewers). Was a tenant here and they try to scam you into paying the move-out and move-in fees even if though it is not mentioned anywhere in the lease that it’s tenants responsibility. Reject these fees and make sure your landlord isn’t a scammer. Stayed in Unit 441 at Mission Terrace and Property Management was Intero Genesis team. Also, look out for a $600 deduction on your security deposit for “paint touch ups” even though the apartment would be in perfect condition during move out because the lease says so. Make sure you talk about these when signing with this team.

I would strongly recommend avoiding Genesis Property Management / Proven Property Management / Intero Real Estate at all costs. I lived for ~5 months in a condo unit they managed, and they are easily the worst property management company I’ve had across the ~10 apartments / rentals I’ve lived in. Here are some of the issues: 1. They failed to forward important communication about the complex doing garage cleanings, causing my car to get towed from the unit’s designated spot the morning after I moved in. This obviously caused immense distress as I needed my car for moving errands and had to waste significant amounts of time and money to retrieve my car. 2. Mike Strouff and his Genesis team helped us sell our house in a market that was slow. They were wonderful. They have very good contacts with contractors and can help with the whole process of getting things fixed and ready for the sale at reasonable rates and without any hassle of personally having to supervise those. Mike is a very nice and pleasant person to interact with - not pushy at all - and i think it rubs off with his team as well (it was a nice experience working with Jorge, Dave and other team members). We would certainly recommend them without any reservations.
