They are absolutely terrible. Not only did they allow tenants to destroy my property, but also several people not on the lease were living in the house. We had to exterminate the property due to fleas. The tenant stayed for almost 2 weeks after the lease expired, we have to initiate eviction proceedings, and now, 45+ days later, the management team will not reply to 5 emails and calls requesting a final statement of charges. And the tenant did not pay holdover rent. Just trash. Do not use this company. Absolutely horrendous, disrespectful, and awful experience.

RENTERS BEWARE!!!! Horrible experience. We moved here from Georgia. When we signed the lease we were told the house would be cleaned, that the tub would be refinished and other minor things before we moved in. We get there with our Uhaul and guess what? None of those things were addressed. We were already here so what other choice did we have than to just move in? It doesn’t end there. Outside of all the minor thing that needed to be fixed, our biggest issue was the mold smell we were forced to endure for almost a year that we lived there. The A/C smelled bad even though we changed the filter and tried different things. We found out the bathroom had mold that was painted over because a few weeks after we moved in, it started showing again. I reported the issue and they did the minimum to a

I lived in one of their properties in Gainesville Casablanca East & it was infested with bats! they came out once & put a net so the bats could leave & supposedly not re-enter WRONG! bats were living in the walls of the apartment in my daughters room! & every time I would reach out i was always given the “run around” Everyone would make you feel as though you’re the problem any time you needed something fixed especially Kim. I was given 30 days DURING HIGH TURN! To find a place for my 6 year old & myself because they wanted to sell the unit. I left the the property clean NO DAMAGES! And was still charged $180 carpet cleaning & $475 for AC pull & clean! Keep in mind that was a brand new AC unit because the last one was from 1990! Super old & hazardous! We enjoyed our rental we had through ideal properties. They were always very polite and helpful on the phone. For those who rent through them, I would advise to make sure when your lease is up to clean your rental. Ideal properties is very fair and they will return your deposit in full.

Ideal properties basically rents places, gives you a 6 month lease ..waits approximately 2 yrs to send you a letter stating you're getting a rent increase of whatever amount and then asks for another $500 or $600 extra deposit to allow you to remain in the same property you've been paying for 24 months on time..does that extra deposit make any sense? Of course not, nothing in America is making sense as of lately! So basically whether you agree to another year there or month to month rentals..the extra deposit is still required in 2 weeks or you're asked to vacate! Not very professional is it ? It is my experience and I don't feel it is the right way to conduct business with honest tenants.
