David Barnes’ handling of our offer on Lake Front property was utterly unprofessional and unethical. Our offer was accepted, and we placed a $30,000 deposit, at Howard Hanna Brighton congratulating us on the purchase in their office. A week later, we were shocked to learn through our attorney—not David—that the seller took a cash offer instead. David ignored our calls and texts, never giving us a chance to counteroffer. This lack of communication and apparent greed is unacceptable for a high-value transaction. I believe this violates NAR’s Code of Ethics, as David failed to act transparently or fairly. His Zillow reviews show only four sales under $80,000, proving he’s out of his depth with luxury properties. Check his Google reviews—out of 10, at least 5 report the same issue: David chick

!!!!!!!! UPDATE !!!!!!! Since posting my experience with this agency, there has been what I would call an "automated" response on their behalf. This has become the "norm" it seems...customers/perspective clients put their trust into these corporate businesses and when left with an experience that should be addressed, a "google review" sadly becomes the only recourse. Don't be fooled by the AUTOMATED RESPONSE to my original post...there has been NOTHING more from this corporation to address my concerns. After speaking with the Regional Manager at the Brighton Office AND the President of Howard Hanna in NYS , I am not going to send an email to your "solutions" address. Buyer Beware. My offer was recently accepted on a home listed by a Howard Hanna of Brighton agent. Prior to a showing we were notified that an offer had already been accepted and we needed to expedite any potential offer on the property. Our offer was written and accepted that evening. The following day the selling agent taunted us with a third "competing offer", urging us to raise our offer price or lose the home. The selling agent was unable to produce any information regarding this mysterious "offer" that materialized at 8am the following day, aside from asking for a higher offer price. The offer was not changed. The selling agent was unable to produce anything and played the entire afternoon (5 hours) of back and forth off as "this type of thing happens all the time". Stay away! Horrible experience dealing with these agents. We had a signed and accepted offer on a home listed by them by the close of negotiations date. Two days later they accepted our $50k wire transfer for deposit, and then proceeded to accept another offer for a few thousand more. This is the last day of our 1031 exchange window, and they basically ruined our chances to buy costing us $20k in taxes. Be careful with these guys. They are crooks.

Howard Hanna was the seller’s agent. A close family member was working with another agent to represent them buying a home. Their offer was ACCEPTED, a close date was set, and the inspection had taken place as this was the process laid out by both realtors. The buying agent representing my family requested a 2 day, or even would settle for a 1 day, extension. Without any response from the selling agent and AFTER we paid the almost $600 inspection fee, they came back and retracted their acceptance and said they’ve entertained another offer from another buyer. Completely unprofessional! Every cent counts when looking for your new home, don’t waste your time with this agency office because they have no regard to your out of pocket costs.
