I’m genuinely shocked by the standards of property management in Utah—and this company is a prime example. We toured a rental they listed, and the condition of the home raised serious safety concerns. The back deck was visibly unstable and wobbled dangerously when my three kids stepped on it, suggesting loose joists or structural failure. It felt like a serious liability waiting to happen. Throughout the home, we noticed quick fixes—items glued together instead of properly repaired or replaced. For a property charging thousands in monthly rent, the lack of investment in basic safety and maintenance is unacceptable. The showing itself was poorly handled. I'd give half of a 1 star if possible. There's so much frustration that I'd like to express but I'll simplify. The team at horizon APPEARS capable of being helpful but appearance isn't everything. If you want anything done by them, be prepared to be calling them every other day until someone is willing to hear you out. (*warning may take several weeks, even months) I found it funny that after several attempts, I had to go down to their office and figure out why they weren't contacting me just to dig deeper in their system with one of their admins and discover that my phone number was inputted incorrectly in their system... Please do not rent from these people. I honestly don’t even know where to start when we initially moved into the townhome. They were renting to us in Saratoga Springs the house reeked of dog urine. It was so bad. It was hurting my stomach. They told me that They just had the carpets cleaned. Which is funny because I went to vacuum and I vacuumed up a bunch of bugs. I called them about it. They seem to not care too much. I am a single mom and I literally had nowhere to go. I was taking over someone’s lease the last six months I wanted to keep the rate at what it was so I offered to replace the carpet because it was so bad in exchange for Keeping the rent at the price it was at for 18 months. Horizon property management is one of the most neglectful and unscrupulous management companys in utah. I lived in a house in Saratoga springs for 2.5 years, paid rent on time took care of the property and returned the property in the same condition that I received it in and have before and after pictures to prove it . The front door was kicked in and never fixed , a key was broken off in the door handle and never replaced , graffiti in the garage never painted , tile grouted directly on the subfloor in the kitchen and through the hallway = grout and tile popping throught. Drywall patch in the bathroom duck taped then drywall mud half floated over it with no paint . Drywall damage throughout the house. No garage door key, no front door key , no key for any door . DO NOT RENT HERE!! This is the worst place to live! The Horizon Property Management company does not properly maintain the water heater system. It may take weeks before you can use hot water during the winter season.
