If I could give zero stars, I would. Pete Hiltz and Hiltz Management were completely unprofessional and dishonest. He tried to reuse the same invoice from a previous tenant, marked it higher, and expected me to pay it again. I wrote him $900 for a $700 invoice and never received the $200 refund. I also paid $479 for light and water bills full of errors. His assistant even tried to justify the “new” invoice, but it made zero sense, I was being charged twice for a tenant who had already moved out. Pete then withheld my new tenant’s second month’s rent of $1,500 and became upset that I didn’t hand over my deposit and first month’s rent — money I had every right to hold. Pete Hiltz is rude and condescending in all interactions over my 4 years renting from him. He is a cut rate property manager that uses cut rate contractors to complete maintenance on units. During my tenancy, my unit flooded twice and my AC went out once. The second flooding happened, in part, because his contractor used a PVC joint (when he finally replaced the AC unit months later) instead of copper. This joint failed and flooded my apartment with non-potable, hot water. In all of these events, Pete showed a complete lack of concern, rudeness, and attempted to avoid fixing the issue properly for as long as possible, refilling the freon for months, when he knew the unit needed to be replaced, while I lived in an essentially inhabitable unit. I was looking for a place for myself and my fiance and found a property managed by this group that I really liked for us. From the beginning, Pete was very aggressive, and I ended up leaving a demanding job early to meet him to see the property. He did not show up, and I had to call his administrator multiple times that afternoon to reschedule. When I got to see the property, he was all sweetness and then hiked the price of the advertised rent. Again, he was all friendliness when he saw our financial history but became testy when I indicated that my father, who has been a real estate attorney for almost 40 years, was scanning the lease. Hiltz Management Company billing HOA fees without a Board in place. Pete is rude his staff are disrespectful very bad business the Hiltz company are ripping people off.

I mailed my application fee money on friday the unit I was applying for was rented the next day.Pete still cashed my check even though he did not process my application. You do the math! ...I believe this man is still in business because he rips people off by collecting application fees that he never even processs's.
