These people are slumlords and scam artists. I have been a renter in Jacksonville for years and dealt with all sorts of landlords, some good, some not. But I have never ever had such a horrible experience as I had renting a home from Heth. What an unbelievably unprofessional racket. I started off renting my house from a private owner who got tired of being a property manager and hired Heth to handle it. I had nothing but problems with them. For one, when they took over they started charging us extra fees every month that we never agreed to and could not opt out of. For an extra $30 a month we got a flimsy air filter in the mail. Our air conditioning broke about 8-10 times in a year and someone would come out to do a temporary fix each time but it often took several days before they would

Do not rent from this horrible company. They put my sister in an apartment that was not ready. After signing the lease, she discovered various issues that were never corrected. First of all, the refrigerator supposedly came without a cord which was never ordered. She had to spend her own money to buy it and it should have been provided. There were electrical issues in her kitchen which were never addressed. That's a major fire hazard. The plumbing was already damaged which she found out months after moving in. She dealt with constant toilet clogs and then sewage backing up into her shower. There is no emergency maintenance. If something happens over the weekend, you're just going to have to deal with it. Reprehensible organization, dishonest practice, and terrible communication. I would not recommend leasing from this company or acquiring them as a property management service. The property at 2752 Herschel Street was horrendously neglected during my tenancy. Basic maintenance procedures such as pest control were not performed at all unless forced with a bombardment of emails by the tenant. The company does not perform due diligence regarding background checks for potential residents either—I was forced to endure the misery of abiding neighboring tenants in units below, who were fraught with drug abuse, alcoholism and domestic violence on numerous occasions. I had a disappointing experience with Heth Realty Inc. regarding my security deposit. After moving out, I was charged for “damages” that were never proven. When I asked for evidence, the photos and documentation showed nothing beyond normal wear and tear. Despite my efforts to resolve the issue professionally, I received no clear explanation or justification for the deductions. As a responsible tenant who maintained the property, I found this practice unfair and unprofessional. I recommend future renters document everything thoroughly and be cautious. Transparency and accountability were seriously lacking in my experience with this company.

I have used Heth Realty as my property manager for almost 10 years and have nothing but outstanding things to say. Their maintenance department is ALWAYS extremely fast and is an outstanding value for the service they provide. Victoria the maintenance coordinator is professional and always keeps me up to date on all information about my home and any issues the tenants might have. I am beyond happy with the service I have received and cannot recommend Heth Realty highly enough!
